Running short lets in Margate, Whitstable and along the Kent coast
Thanet had 4.6 million visitors in 2023, and 4.1 million of them were day trippers. In summer 2021, Huck reported, peak-time train travel to Thanet was up 71%. Overseas trips to Thanet that year were 12% above their pre-pandemic level. The rules on the Kent coast
Margate is in Thanet District and Whitstable in Canterbury's district. We found no short-let scheme of either council, so England's national rules apply. We checked on 24 October 2026.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| Business rates | Once a flat in Margate has spent a 12-month period on the market for at least 140 nights and been rented for at least 70, and will be offered again for 140, it can move from council tax to business rates. Month-long bookings, anything over 28 nights, do not help reach it. | In force | Updated 29 September 2026 | GOV.UK |
| Planning | GOV.UK says the local planning authority decides whether a short let needs permission. That's Thanet for Margate and Broadstairs, and Canterbury for Whitstable and Herne Bay. | No specific law | Updated 2 October 2026 | GOV.UK |
| National register | The register of short lets in England hasn't started, and March 2027 is the government's expected date. | Not yet in force | March 2027 (expected) | GOV.UK |
| A 90-night cap | In 2021 the tenants' union ACORN Margate asked for a 90-night yearly limit on whole-home holiday lets, like London's. It counted about 300 Airbnb listings in Margate in one month against 15 long-term rentals. We found no such limit in force. | No specific law | Proposed 2021 | Huck |
We couldn't confirm whether Thanet or Canterbury charges a premium on second homes, so look at your own council tax bill. Robert Yates, then a Thanet councillor, told Huck in 2021 that short lets were "a wild west out there".
These are our notes on public sources and not advice for your property. Upbridge doesn't file anything with either council or the Valuation Office.
Day trippers and overnight guests
The figures for Thanet come from the Cambridge Economic Impact Model, commissioned by Visit Kent and published by the council in December 2024. Visitors spent £349 million in 2023, and tourism supported 8,257 jobs, about 19% of the district's employment. Day trips accounted for £163 million of that spending.
Margate has two Southeastern high-speed trains an hour to St Pancras, one via Chatham and one via Ramsgate and Canterbury West, plus an hourly train to Victoria. With trains every half hour, a guest can turn up at almost any time, and the flat needs to be ready before the train is.
How Upbridge fits on the Kent coast
Upbridge picks up each checkout from Hostaway, Lodgify, Uplisting or Guesty, or from iCal, and creates a cleaning with the flat's own photo checklist, room by room. Your phone shows whether the flats in Cliftonville or by Whitstable harbour are ready.
The guest guide takes a London guest from Margate station to the door. Inventory per property drops after each stay, so you know before a sunny weekend which flats need towels and coffee.
If you run a cleaning company on the Kent coast
Margate, Broadstairs and Whitstable are close but not next door. Pulling every owner's bookings into one cleaning-company view lets you keep teams on one stretch of coast at a time, and the owners stay your clients.
