Running holiday lets on the Isle of Wight, where guests stay longer and every one of them crosses the Solent
Fewer people visited the Isle of Wight in summer 2025, but the ones who came stayed longer, 4.9 nights on average against 4.6 a year earlier. Since April 2025 the Isle of Wight Council has also charged furnished second homes a 100% council tax premium. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
What the Island and England ask of a holiday let
The premium is the Isle of Wight Council's. The rating test, planning and the register are the same as anywhere in England. Each was read on 24 October 2026.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| Second-home premium | Furnished second homes on the Island pay a 100% premium on top of their council tax. The County Press reported that the first estimates put the extra income at more than £5 million, and that ONS figures count just over 4% of Island homes as second homes. | In force | April 2025 | Isle of Wight County Press |
| Business rates instead | To be rated as a business, a let must have been on the market commercially for 140 nights out of a 12-month period, filled for 70 of them, and be meant for 140 nights' availability in the coming year. Stays above 28 nights are not counted in the 70. | In force | Updated 29 September 2026 | GOV.UK |
| Planning | Whether a holiday let needs planning permission is decided by the local planning authority, which on the Island is the council. | No specific law | Updated 2 October 2026 | GOV.UK |
| Register | A compulsory register of short lets in England is planned, with March 2027 given as the expected start. | Not yet in force | March 2027 (expected) | GOV.UK |
The council's deputy leader, Cllr Stephens, told the County Press that a shortage of housing on the Island was part of the reason for the premium. A let that falls short of 70 booked nights drops back to council tax, and on the Island that can mean the doubled rate.
We've written down what the sources say and nothing more, so it isn't advice for your property. Upbridge doesn't deal with the council or the Valuation Office on an owner's behalf.
What the 2025 season looked like
The Isle of Wight Passenger Survey for July to September 2025 found 3.7% fewer visitors than a year before. Day trips for leisure fell 12.4%, while overnight holiday visits rose 0.2% and commercial bednights 2%. Visitors spent £115 million over the quarter, the same as in 2024.
So the season held up on overnight guests and lost day trippers. For whoever cleans the cottages, a stay of nearly five nights means fewer changeovers per week but more washing per changeover.
The Isle of Wight Festival returns to Seaclose Park in Newport from Thursday 17 to Sunday 20 June 2027. About 55,000 people went in 2026, according to festival director Caroline Giddings, and early-bird tickets for 2027 went on sale in June 2026.
Every guest arrives by ferry or hovercraft, and a delayed crossing pushes back the check-in. That makes the timing of the clean less predictable than on the mainland, and it helps to know which homes are ready long before the last boat.
Where Upbridge fits on the Island
In Upbridge every departure becomes a cleaning job with the property's own photo checklist, room by room, and the bookings come from Guesty, Uplisting, Hostaway or Lodgify, or from an iCal feed. From your phone you can tell which cottages in Ventnor or Cowes are ready and which still have a cleaner inside.
A guest coming off the ferry at Fishbourne or the Red Jet at Cowes opens the guest guide and follows the route to the door. Inventory per property subtracts what each stay uses, so before festival week you know which places are short of bedding.
If you run a cleaning company on the Isle of Wight
On an island your team can't nip back to the mainland for linen, and every owner's peak lands in the same weeks. Put every owner's changeovers into one cleaning-company calendar and you can give the east of the Island to one team and the west to another, while every owner stays your client.
