Running holiday lets in Whitby and on the North York Moors, where almost half the town's homes aren't anyone's main home
A study for Whitby's Neighbourhood Plan found that by 2024 about 3,275 homes, 44.5% of the town's stock, were second homes or holiday lets rather than primary residences. In 2011 the share was 19.5%. On top of that, the county's second homes have paid a doubled council tax bill from April 2025. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

| Second-home premium | North Yorkshire Council doubles the council tax bill of a second home, a decision taken on 21 February 2024. Owners actively trying to sell or let the property get up to a year's exemption. | In force | April 2025 | North Yorkshire Council |
| Rates in place of council tax | A let is assessed for business rates when it has been open to commercial bookings for 140 nights in a 12-month window, and booked for 70 of them, and will stay on offer for 140 more. Lettings longer than 28 nights are excluded from the 70. | In force | Updated 29 September 2026 | GOV.UK |
| Whitby's parish poll | In June 2022, 2,111 Whitby voters said yes and 157 said no to keeping new housing for full-time local residents only. Turnout was about 23%, and the council said the result binds nobody. | No specific law | June 2022 | YorkMix |
The town's councillors keep pushing. Councillor Neil Swannick told The Negotiator in April 2025 that Whitby is losing homes local people can afford, and the MP, Alison Hume, said she would take the figures to the housing minister.

Getting guests to Whitby
The Esk Valley line from Middlesbrough is run by Northern and stops at every station on the way to Whitby. The North Yorkshire Moors Railway also runs steam trains from Grosmont into Whitby, so some guests arrive on a heritage steam train.
In a town where nearly half the homes are second homes or holiday lets, it's likely that many cottages change over on the same weekends and need the same cleaners. On the moors the distances between cottages are longer than in town, so one late checkout pushes back the rest of the day.
How Upbridge helps around Whitby
Upbridge reads checkouts from Guesty, Hostaway, Uplisting or Lodgify, or an iCal calendar, and makes each one a cleaning with a room-by-room checklist with photos. You can check from your phone whether the cottages in Robin Hood's Bay or up on the moors are ready.
Whitby's old town has steep lanes and steps, so the guest guide shows where to park and how to reach the door with suitcases. Inventory per property counts down supplies after each stay, so you restock before the weekend and not on it.
If you run a cleaning company in Whitby
Your clients' cottages are packed into the old town and spread across the moors. Seeing all their changeovers together in the cleaning-company account lets you keep one team in town and send another out to the villages, and the clients remain yours.
