Running short-term rentals in Branson, where the fire department signs off before the first guest

If you manage or clean short-term rentals in Branson, every address inside the city limits needs its own short-term rental business license, at $100 a year, and an STR permit that the fire department issues only after a safety inspection. The permit lasts three years. On top of sales tax, the city charges a 4% tourism tax, and the city says no platform remits it for you, Airbnb and VRBO included. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

The rules here

These are City of Branson rules; some addresses with a Branson mailing address are outside the city limits. We read the city's pages and inspection guide on October 24, 2026.

License A short-term rental is a dwelling offered for one night to 30 consecutive days, not counting rentals inside a primary residence. Each address needs its own license, $100 a year, running May 1 to April 30, with a late penalty after April 30. Applicants show a Missouri retail sales tax license. The city's pages do not give an occupancy limit; the fire marshal sets the occupant load at the inspection. This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.

How it works on the ground

Most of the inspection list is things a cleaner sees every visit. The extinguisher tag, the smoke alarm dates, the emergency plan by the door and the extension cords that should not be permanent wiring are all inside the unit, and the guide calls them the license applicant's responsibility.

The tourism tax is the part that catches owners who rely on Airbnb. The city's page says no platform pays Branson's tourism tax, so every unit needs a monthly return to the city, even when the platform handles sales tax.

The Springfield Business Journal reported in February 2022 that Branson's 2021 tourism tax revenue passed $16.8 million, nearly 24% above the 2018 record. KY3 reported in October 2023 that voters in Stone and Taney counties would decide whether to extend a separate 1% sales tax that pays for most of the area's destination marketing.

Where Upbridge fits

A family checkout in the morning and a new arrival in the afternoon leave a few hours for the whole unit. Upbridge turns each checkout from Guesty, Hostaway, Lodgify, Uplisting or an iCal link into a cleaning task with a room-by-room photo checklist, and the extinguisher tag and the posted emergency plan can be photographed at every turnover.

Inventory per property takes off what each stay used, so a unit is restocked before the next family. Guests get the guest guide on their phone with parking, the door code and the 911 address of the unit.

If you run a cleaning company in Branson

When several managers send you units in the same condo complex, it pays to clean them together. The cleaning company account shows all of their checkouts on one dated list, so a crew can work one complex at a time, and each manager remains your client.

Questions about short-term rentals in Branson
