Running vacation rentals in Destin and along 30A, where the county line decides which registration you need
If you manage or clean vacation rentals in Destin or along 30A, the paperwork changes at the county line. A house inside the City of Destin registers with the city every year, at a fee set by its square footage, and may sleep no more than 24 people. A house on 30A, in unincorporated Walton County, needs a county certificate at $300 a year, and the county fines $500 a day for renting without one. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
Florida sets the limits on what a city or county may do, and then Destin and Walton County each run their own program. We read every page on October 24, 2026.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| Florida law | Section 509.032(7)(b) says a local law, ordinance or regulation may not prohibit vacation rentals or regulate how long or how often they are rented. Local rules adopted on or before June 1, 2011 are exempt from that limit. | In force | 2026 Florida Statutes | Florida Senate |
| Destin registration | Every short-term rental in the city registers each year, starting January 1. The fee is $500 up to 2,499 square feet, $600 from 2,500 to 4,999 and $700 from 5,000 up, with a $100 late fee after March 31 and a $500 late fee after June 1. A registration does not carry over when the property changes owners or management companies. | In force | Ordinance effective January 22, 2019 | City of Destin |
| Destin occupancy and sign | From 10 p.m. to 7 a.m. a rental may hold 2 adults per bedroom plus 4 more people, and never more than 24. An 18 by 18 inch sign, readable from the street, gives the management company, the emergency contact, the occupancy limit and the parking spaces, and goes up within 7 days of registering. The local responsible party has to be able to reach the property within one hour. | In force | Ordinance effective January 22, 2019 | City of Destin |
| Walton County certificate | Short-term vacation rentals in Walton County register every year: $300 per property, or $227 per property in a community registration, and $125 to change the managing agent. Renting without registration costs $500 a day. Registrations run from June 1 to May 31, and a property has to be certified before it is advertised. | In force | Fees effective February 1, 2025 | Walton County, registration FAQ |
| Walton sign and licence | The exterior sign and every advertisement must show the certificate number, one certificate covers one dwelling unit, and the county also requires a vacation rental licence from the Florida Department of Business and Professional Regulation. | In force | FAQ not dated | Walton County registration FAQ |
| Tourist tax | In Okaloosa County the tourist development tax is 6% inside the original tax district and 5% in the expansion district, on stays of six months or less. In Walton County it is 5% in ZIP codes 32459, 32550, 32454 and 32461 and the county's part of 32413, and 2% in the rest of the county, on top of Florida's 6% sales tax on transient rentals. | In force | Tables of January 26 and September 4, 2026 | Florida EDR, Okaloosa County, Florida Sales Tax Attorney |
Which Okaloosa district a Destin address falls in is something we could not confirm, so ask the county clerk before you file. This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
Destin's occupancy limit applies at night. Three bedrooms means 10 people between 10 p.m. and 7 a.m., and the sign out front says so to anyone walking past, so a group of fourteen that shows up at checkin is a problem for the manager before it is a problem for the city.
Changing management companies in Destin means a new registration. If you take over a portfolio from another company in the spring, the late fees after March 31 and June 1 land on whoever registers late, which is why the handover list should start with the city registration and the sign.
Along 30A the county year starts on June 1, right at the start of summer. Walton County staff told commissioners in July 2024 that about 60% of the county's short-term rentals were complying with its program, as WJHG reported, and the county has a 24-hour line for complaints about parking, trash and occupancy.
Where Upbridge fits
Upbridge helps with the turnover side of a Gulf rental. Checkouts from Guesty, Hostaway, Lodgify, Uplisting or an iCal link turn into cleaning tasks with a room-by-room photo checklist. On a Destin house you can add a photo of the street sign to that list, and on a 30A house a photo of the sign with the certificate number, so a missing or faded sign gets noticed by the cleaner instead of a code officer.
Beach houses go through towels, sand-caked mats and sunscreen-stained linens fast in July. Inventory per property subtracts what each stay used, and you see which house runs short before the next family arrives. The guest gets a guide on their phone with the door code, the parking spaces and the beach access path.
If you run a cleaning company in Destin or on 30A
Saturday changeovers here can mean a crew driving from a condo on Holiday Isle in Destin to a house on 30A and back. The cleaning company account puts every client's calendar in a single list sorted by date, so you can plan the drive across the county line before the day starts, and each client stays your client.
