Running short-term rentals in Gulf Shores, where the lodging tax depends on which side of the city limits you are
If you manage or clean short-term rentals in Gulf Shores, each property in the city's corporate limits or its police jurisdiction needs a city business license, renewed every January, and a rental safety inspection every three years. The lodging tax is 16% inside the corporate limits and 11% in the police jurisdiction, and a management company that takes the property on is the one that collects it. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
These come from the City of Gulf Shores' revenue pages, which we read on October 24, 2026. Orange Beach and unincorporated Fort Morgan have their own rules, which are not on this page.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| Rental license | Every owner who rents property in the city's corporate limits or police jurisdiction submits a business license application. Revenue checks it, Planning and Zoning checks the zoning, and the Fire Marshal inspects when that applies, before Revenue issues the certificate. Short-term rentals pay a $45 rental fee on top of a fee based on gross receipts. | In force | Page not dated | City of Gulf Shores |
| Renewal and inspections | Business licenses expire on December 31, renewals are due January 1, and they are delinquent after January 31. The licensee designates and keeps a local emergency contact, and the rental needs a safety inspection every three years. | In force | Page not dated | City of Gulf Shores |
| Lodging tax | 16% in the corporate limits, made up of 4% to the State of Alabama, 2% to Baldwin County and 10% to the city. In the police jurisdiction the city's share is 5%, for 11% in total. It is due on short-term condo, house and duplex rentals by the 20th for the month before, and a return is filed even when nothing was collected. | In force | Page not dated | City of Gulf Shores |
| Who remits | When an owner uses a management company, the owner has to make sure the company collects and remits the lodging tax. An owner who leaves a company's rental program becomes responsible for remitting it to the state, the county and the city. | In force | Page not dated | City of Gulf Shores |
The city's pages do not list an occupancy limit or a fine amount, so neither is here. This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
Gulf Shores & Orange Beach Tourism said on March 4, 2026 that visitors spent a record $923 million on lodging rentals in Gulf Shores, Orange Beach and Fort Morgan in 2025, up from $871 million in 2024. Its chief executive, Beth Gendler, said summer is still the peak but spring and fall visitation are holding steady across vacation rentals and hotels.
The supply keeps growing too. Alabama Public Radio reported in July 2025 that the area had added roughly a thousand rental units in the previous eighteen months, and FOX10 reported in September 2026 that lodging revenue through July was $60 million ahead of the year before. More units and a longer season mean more changeovers in spring and fall, not only in July.
The handover between management companies is where the tax slips. The city puts the remittance on whoever runs the rental program, so when an owner moves a condo to a new company or starts self-managing, the first month's return is the one to check.
Where Upbridge fits
A Gulf-front condo between two families needs sand out of every corner, the balcony furniture wiped down and the beach gear counted. Upbridge picks up each checkout from Guesty, Hostaway, Lodgify, Uplisting or an iCal link and creates the cleaning task with a room-by-room photo checklist, so the balcony and the beach cart show up in the photos along with the bedrooms.
Inventory per property subtracts what each family went through, from beach towels to laundry pods, and shows the restock before the next arrival. Guests open the guest guide on their phone with the building, the parking pass, the door code and the beach access.
If you run a cleaning company in Gulf Shores
A summer Saturday can mean condos in several towers and a few houses in between, all due by check-in. On the cleaning company account you see every client's turnovers in one place, by date, so the crew list for Saturday is done by Thursday, and the clients are yours to keep.
