Running vacation rentals in Rosarito, Mexico, where three guests in four come from the United States and the water arrives through a leaking aqueduct

Water is what breaks most often. For January 8, 2026 the state water utility, CESPT, announced it would close the aqueduct for 54 hours for work on the Lomas de la Presa stretch, leaving 691 neighborhoods of Tijuana and Rosarito without service (UnoTV). In July 2026 a leak in the same aqueduct left 550 neighborhoods without water, and on July 27 about 270 were still dry, some since June, according to Zeta. CESPT blames the on-and-off service on heavy summer consumption, and the city sent 10,000-liter trucks to several neighborhoods. If your houses depend on the mains, before washing linens or welcoming a guest it helps to know which ones have a cistern and how much is left in it.

The guests are Californians. AirROI counts 76.3% from the United States and 22.6% from Mexico, with Mexicali (7.7%) and Tijuana (5.8%) among the cities that review most. On June 29, 2026 at 8:48 a.m., N+ reported a 2 hour 50 minute wait in San Ysidro's regular lane and 15 minutes in SENTRI. That is a single reading, but it shows how much the wait changes by lane, so a guest heading back to California is better off if the guide says what time to leave.

Demand rises with events and with heat. Baja Beach Fest was scheduled in Rosarito for August 7 to 9, 2026, according to FOX 5. AirROI sees July as the best month of the year and February as the worst. In May 2026 the Rosarito president of the real estate association AMPI said they expect demand to recover gradually after early-year cancellations linked to insecurity, and that in the hot season families from Mexicali rent for two months (El Imparcial).

With 23.8% occupancy over the year and 94% of listings being entire homes, AirROI measures that 88% charge a cleaning fee, with a median of 998 pesos. A house that fills in July and empties in February needs a deep clean in the slow months and a cleaning crew confirmed before summer.
