Running vacation rentals in Palenque, Chiapas, where most listings take a one-night stay
If you manage or clean vacation rentals in Palenque, you're in a market AirROI put at 208 active Airbnb listings between October 2025 and September 2026, up 24% on the year before. Guests stay 3.7 nights on average, and 80% of listings will take a single night, which means the houses here get turned over a lot. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
As of October 23, 2026 we couldn't find any Palenque town hall rule for homes rented through platforms, so the table points you to what applies statewide.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| State rules | Chiapas has no law written for vacation rentals. The lodging tax and the registry its tourism law asks for are on our Chiapas page. | No specific law | 2026 | Chiapas |
| Permit numbers on listings | Not one of the 208 listings AirROI tracks shows a permit, registration or license number, and we didn't find a town registry that asks for one. | No specific law | October 2026 | AirROI |
What the SAT withholds when you get paid through Airbnb or Booking is the same in every state, so it lives in the national section.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
You can now reach Palenque by train from two directions. Besides the Tren Maya, Line FA of the Interoceanic Train has run between Coatzacoalcos and Palenque since September 13, 2024, about 310 kilometers in a little over seven hours, UnoTV reports. And the hotel the Tren Maya opened in Palenque in April 2025 had 16,442 guests in its first seven months, the best of the seven hotels on the line, according to La Silla Rota. Someone who comes by train usually doesn't have a car, so they need to know ahead of time how to get from the station to your door.
Since December 14, 2024, a visit to the ruins starts at INAH's new visitor center. Cars and tour buses park there, and a shuttle runs from there to the site, which has been a World Heritage site since 1987. It's worth telling your guest before they head out, so they don't try to drive straight up to the ruins.
A lot of guests want to see Agua Azul and Misol-Ha, which sit along federal highway 199 toward Ocosingo. A Tuxtla travel agency wrote in October 2026 that the road has community checkpoints asking for a voluntary contribution, that you should carry cash, and that you should only drive it in daylight. In September 2024, Azteca Chiapas reported a blockade at Lomas de Venado, on the Ocosingo-Palenque stretch, where cars were let through for a fee. In January 2025 the state prosecutor's office called a reported robbery of tourists on that stretch false and said nobody had filed a complaint. If your guest runs late coming back from Agua Azul, expect a request for one more night or a later checkout.
AirROI shows air conditioning in 94% of Palenque listings, with July the best month for revenue and September the weakest. With that many checkouts a week, AC filters clog fast, and September is a good time for the deep clean because you lose almost no bookings.
Mexicans make up 56% of guests, mostly from Mexico City and Villahermosa. In AirROI's language breakdown, though, English at 36.1% is close behind Spanish at 39.1%, followed by French and German, so your arrival notes get read in several languages.
Where Upbridge fits
In each house's guest guide we put the way in from the station, how to get through the door, the fact that a visit to the ruins starts at the visitor center, and what to know before driving to Agua Azul. We write it in English and Spanish, and in French or German if you ask. Your guest opens it on their phone, and from there they can ask for an extra service, like a later checkout, and pay for it on Upbridge's payment page.
In the room-by-room photo checklist you can make the AC filter a required item, and when the cleaner finishes you get a report with the time of every photo. If you connect your PMS or iCal, every checkout creates its cleaning task, even for a one-night booking.
If you manage vacation rentals or run a cleaning company in Palenque, Upbridge can help with everything between one booking and the next, from the cleaner sending a photo of each room to the guest opening the directions and how to get in on their phone.
If you run a cleaning company in Palenque
Close to four in ten listings here are private rooms rather than whole homes, and most take one-night stays, so a single client can have several checkouts on the same day. The account for cleaning companies pulls every owner's iCal or PMS into one calendar, so you see all of those checkouts in one place. The owners stay your clients, and we don't take anything from what they pay you to clean.
