Hosting in San Cristóbal de las Casas, Chiapas: a mountain town an hour from the airport, with six months of rain
If you manage vacation rentals in San Cristóbal de las Casas, your guests' nearest airport is Tuxtla Gutiérrez, about 75 km away by road, so after the flight they still have roughly an hour's drive. The town sits at around 2,200 meters, the rains run from May to October, and at Easter 2026 its hotels were close to full. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
We didn't find a municipal regulation for vacation rentals as of September 25, 2026, so what exists is state law.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| State rules | The Chiapas tourism law has no chapter on vacation rentals or platforms. The registry it does ask for, and the lodging tax, are on the Chiapas page. | No specific law | June 3, 2026 | Chiapas |
SAT withholding on platform income is national, and it's on the Mexico page.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
It's 75.2 km from Tuxtla Gutiérrez airport to San Cristóbal: an hour and five minutes by car, or about two hours eighteen by bus with the airport shuttle, per Rome2Rio. A guest who lands in the afternoon gets to you after dark and worn out, so they need the entry instructions before they get in the car.
At about 2,200 meters the climate is temperate mountain weather, with a yearly average of 15.4 °C, and January lows average 5.1 °C, according to Wikipedia. So every turnover means extra blankets on every bed and a check that the water heater works.
The rainy season runs May through October, with June and September the wettest. In summer 2026 hoteliers told TV Azteca Chiapas that the steady rain was cutting stays short. Shorter stays mean more checkouts for each week you're booked, and towels and sheets take longer to dry, so a spare set per bed is worth having.
At Easter 2026 the town hall reported hotel occupancy close to 100%, and it names Holy Week and the Feria de la Primavera y de la Paz as its big dates. Those weeks, buy supplies well ahead, because once the town is full there's no time left.
The Centro Histórico alone has more than 200 lodging businesses competing, according to hoteliers quoted by TV Azteca Chiapas in August 2026. In an August 2025 column in La Silla Rota, Ricardo del Muro called what's happening downtown a “hybrid gentrification”, with historic buildings turned into shops, restaurants, bars and boutiques and street vendors filling the Santo Domingo atrium, the Caridad plaza and the Andador Eclesiástico. If you rent downtown, you're working inside that conversation, which makes your house rules and how you get on with the neighbors as important as the cleaning.
Where Upbridge fits
For the drive up from Tuxtla, we build a guest guide for each house, with the route from the airport, how to get in after dark and where the blankets are, in English or Spanish, and the guest opens it on their phone.
For spare linens and Easter supplies, per-property inventory deducts what each stay uses and alerts you in the app, by email or on WhatsApp when something runs low.
If you manage vacation rentals in San Cristóbal or have a crew that cleans them, Upbridge can help make sure a guest arriving at night knows how to get in, and that every bed is ready for a January night.
If you run a cleaning company in San Cristóbal de las Casas
With stays that shrink when it rains and hotels full at Easter, the number of checkouts swings a lot from one week to the next. The account for cleaning companies puts the checkouts of every owner you work with on one calendar, whether each comes from their iCal or their PMS.
