Manzanillo

Running vacation rentals in Manzanillo, Mexico, a cargo port where one guest in three comes from the Guadalajara area

Manzanillo handled 539 container ships and just six cruise ships between January and June 2025, according to the port authority, and 86% of the people who review its 1,127 Airbnb listings live in Mexico. Guadalajara and Zapopan alone account for 36% of those reviews, AirROI says, and the average stay is four and a half nights. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

The rules here

On October 23, 2026 we looked for a Manzanillo city council regulation covering homes rented by the night, and didn't find one.

What the SAT has booking platforms withhold doesn't change from city to city, and it's explained on the Mexico vacation rentals page.

This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.

How it works on the ground

This is a cargo town. In the first six months of 2025 the port moved 1.88 million twenty-foot containers, and on February 20 alone 4,626 trucks came through its gates, according to port authority figures published by The Logistics World. Cruise ships barely register, since Royal Caribbean stopped calling here in December 2024 after the US State Department put Colima at Level 4 (CruiseMapper). Your guests share the highway with those trucks, so the guide should tell them what time to arrive and which way to come into town.

By air, Viva Aerobus opened a route from Mexico City's AIFA airport to Manzanillo in July 2026 and filled about 80% of its seats in the first two months. On December 17 it adds a fourth weekly flight and a Tijuana service with a technical stop at AIFA (La Crónica). Those guests land without a car and without knowing the area, and they need the way from the airport to the house before they board.

With Hurricane Trudy offshore, the navy closed the port to large ships on October 18, 2026. Manzanillo had trees and power poles down, a sinkhole on a highway and an electrical short, and five shelters opened across the state, one of them in Manzanillo (La Crónica). After a storm like that, somebody has to walk through each house and check the roof, the windows and the power before the next guest arrives.

In September 2026 the Santiago well collapsed after more than twenty years without maintenance. CAPDAM, the city water utility, is drilling a new one and sending water trucks in the meantime, schools and clinics first (Va de Nuez). If your houses are in that area, you want to know which ones have a cistern or a rooftop tank and how much is left before anyone runs a load of sheets.

Where Upbridge fits

In the digital guest guide we put the route from the airport and from the highway, the best time to drive in and how to open the house. We build it in Spanish and English, which is the language of a third of the reviews here, and the guest opens it on their phone. If they want an early check-in or a late checkout, they pay on the Upbridge page and the task gets assigned.

After a hurricane or a water cut, the walk-through can go on a photo checklist with the roof, the windows, the power and the water tank as required items. Whoever checks sends a photo of each, and you see the report with the time stamped on it.

Your Guesty, Hostaway, Lodgify or Uplisting calendar connects, or an iCal feed imports, and every checkout creates its cleaning.

If you manage vacation rentals or run a cleaning company in Manzanillo, Upbridge can help from the moment one guest leaves until the next one opens the door, with a photo of every room and the instructions on their phone.

If you run a cleaning company in Manzanillo

AirROI says 93% of listings are whole houses or apartments and 55% ask for a two-night minimum, so most of your work is full-house cleans every four or five days. 79% of listings charge a cleaning fee, with a median of 473 pesos. The cleaning company account brings every owner's iCal or PMS into one calendar, and the client stays yours.
