Running vacation rentals in Malinalco, State of Mexico, where nearly half of Airbnb guests come from Mexico City
If you manage or clean vacation rentals in Malinalco, you're working in a Pueblo Mágico that AirROI put at 178 active Airbnb listings between October 2025 and September 2026, up 19% on the year before. Mexicans make up 87% of guests, 47% come from Mexico City and another 9.4% from Toluca, and the average stay is three nights. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
As of October 23, 2026 we hadn't found any Malinalco town hall rule for homes rented through platforms. What does apply is the state lodging tax.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| State rules | The State of Mexico charges a lodging tax and names furnished apartments rented to tourists in the law. The rate, who pays it and what the platform does are on our State of Mexico page. | In force | 2014 | State of Mexico |
| Town permits | AirROI didn't see a permit number on any of the 178 Malinalco listings, and we found no town registry for platform rentals. | No specific law | October 2026 | AirROI |
The town's tourism director, Cristo Álvarez Pérez, told Infobae in September 2026 that Malinalco has around 1,400 rooms once you count hotels, rental homes and what's listed on platforms, and that it gets more than 186,000 visitors a year.
What Airbnb and the other platforms withhold for the SAT is federal, and it's in the national section.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
Malinalco is a little over 100 kilometers from Mexico City, about two hours by car, according to Infobae. More than half your guests leave from Mexico City or Toluca, so the work piles up on weekends. In June 2026, Infobae worked out from platform prices that a night averaged 1,141 pesos midweek and 1,408 pesos on weekends. If all your houses empty out on Sunday, Monday is cleaning day for the whole crew.
The archaeological site is open Tuesday to Sunday, 10 a.m. to 5 p.m., and closed on Mondays, according to INAH's listing. The temple is carved into the rock of the hill, Infobae counts more than 400 steps to reach it, and Mexicans don't pay entry on Sundays. A guest who shows up on a Monday will find the site closed, so it's better they know ahead of time.
Big weekends get properly full. For the Cultural Festival on October 16 to 18, 2026, the festival's operations director, José Rodolfo Guerrero Díaz, said a busy weekend can bring 25,000 to 40,000 people into the municipality. With that many people in town, expect getting from one house to the next to take longer, and have the car loaded before you leave.
The stock here is big houses. In AirROI's numbers, 58% of listings are houses, 40% sleep eight or more, 62% have a pool and 80% allow pets. That means more linens per checkout, a pool to check, and dog hair on the couch.
The weather turns fast. Infobae warns that a sunny afternoon can go cold in minutes and that fog rolls in without warning in the rainy season. December is the best month on average and January the weakest, so in winter it's worth leaving extra blankets in every bedroom.
Where Upbridge fits
In each house's guest guide we put the way in from the highway or the bus stop, how to get through the door, the fact that the archaeological site is closed on Mondays, and where the blankets are. Your guest opens it on their phone, in English or Spanish.
In the room-by-room photo checklist you can make the pool and the pet hair required items, and you get a report with the time of every photo when the cleaner finishes. If you connect your PMS or iCal, every Sunday checkout creates its task for Monday.
Per-property inventory deducts what you set up after every stay, so if a group of ten went through the toilet paper, you hear about it in the app, by email and on WhatsApp before the next Friday.
If you run a cleaning company in Malinalco
Your week depends on how many houses empty out on Sunday, and a lot of them sleep eight or more and have a pool. The account for cleaning companies shows every client's iCal or PMS in one calendar, so you can plan Monday's route on Friday. The clients stay yours, and we don't charge a commission on cleanings.
