Running a vacation rental in San Miguel de Allende, Mexico
If you manage vacation rentals in San Miguel de Allende, you're in a town where AirROI counted 2,266 active Airbnb listings between August 2025 and July 2026, and nearly eight in ten of them are whole houses or apartments. In June 2026 the head of the hotel association put the town at 3,500 to 3,600 hotel rooms, and said platform rooms now roughly match that. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
This is just what applies to the town itself, since the statewide rules have their own page.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| State rules | The state law, the lodging tax and the statewide count of short-term rentals are on our Guanajuato page. | In force, not enforced | See the state page | Guanajuato |
| The 10,000-peso town permit | Back in October 2019, the Club de Anfitriones de Guanajuato told Zona Franca the town was charging platform hosts 10,000 pesos a year, and that the permit had no legal basis. We haven't found anything newer. | No specific law | 2019, as reported | Zona Franca |
| Rentals inside gated communities | In August 2025, legislator Ricardo Ferro, who chairs the tourism committee, told Milenio that some houses in private fraccionamientos are being run as lodging in places where no business is supposed to operate. | No specific law | August 2025 | Milenio |
What Airbnb and the other platforms withhold for the SAT is the same in every Mexican town, so we explain it once, on the page for all of Mexico.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
AirROI's data puts March at the top of the year for demand in San Miguel and June at the bottom. So you plan March in February, because checkouts stack up, and June is the month to fix what broke and go through the linens.
Of the listings AirROI tracks, 77.6% are entire homes or apartments. For whoever cleans, every checkout means a whole house with a kitchen and several bedrooms, and a long list where the guest will notice anything that got skipped.
Milenio reported in August 2025 on houses in private gated communities taking groups of up to 30 people at 8,000 to 20,000 pesos a night. Arrival goes through the gatehouse, so your guest has to know whose name they're under and where to park. And after a group that size, the count of towels, paper and soap looks nothing like it does after a couple's two nights.
Where Upbridge fits
So March doesn't bury you, we connect your Guesty, Hostaway, Lodgify or Uplisting account, or import each house's iCal, and every checkout creates its own cleaning task. Your cleaner works through a room-by-room checklist with photos on their phone, and you get a timestamped report at the end.
For the gatehouse, we build the guest guide, which your guest opens on their phone in English or Spanish. It can tell them whose name to give and where to park, so they don't have to call you from the gate.
For the big houses, inventory deducts the products you set up after every stay and tells you on WhatsApp, by email or in the app when something's running low.
If you manage houses or run a cleaning company in San Miguel de Allende, Upbridge can help from the moment one group leaves to the moment the next guest opens the door.
If you run a cleaning company in San Miguel de Allende
What shapes your day here is the size of the houses, and March, when several owners all want the same Saturday. The account for cleaning companies pulls each owner's iCal or PMS into a single calendar, so you can see which March Saturday is already full. The owners stay your clients, and we keep none of what you charge them for a house.
