Running vacation rentals in Pátzcuaro, Michoacán, between the Night of the Dead and the level of the lake
If you manage or clean vacation rentals in Pátzcuaro, you're working in a Pueblo Mágico where AirROI counted 392 active Airbnb listings between October 2025 and September 2026, up 32% on the year before, though only 17.1% of nights were booked. Guests book 50 days ahead on average, stay 3.4 nights, and eight in ten are Mexican. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
As of October 23, 2026 we found no Pátzcuaro town council rule for houses rented by the night. What the state asks of you is on the Michoacán page.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| State rules | Michoacán charges a lodging tax, and in February 2026 it set up a host register with a number for each house. How it works, who asks for it and from when is on the Michoacán page. | In force, not enforced | 2026 | Michoacán |
| Local permits | AirROI saw no registration or permit number on any of the 392 Pátzcuaro listings. | No specific law | October 2026 | AirROI |
Pátzcuaro has been a Pueblo Mágico since June 6, 2002. In December 2025 the federal tourism secretary reopened the Plaza Gertrudis Bocanegra, and the works planned for the old town include burying the power lines and remodeling the former Jesuit college, La Razón reported.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
The Night of the Dead is the heaviest week of the year. In 2026 the state's celebration week runs from October 23 to November 2, with more than 700 events across Michoacán, Excélsior reported. For the 2025 edition, Uno TV wrote that the state expected around 400,000 visitors. The vigil is the night of November 1 into November 2, and Janitzio can only be reached by boat. Since November 2, 2026 is a Monday, the Mexico Travel & Leisure guide expects demand for rooms to start on Friday the 30th. With several houses, the Monday and Tuesday checkouts land together, so the cleaning routes need to be planned ahead.
A guest who goes to the vigil comes back in the small hours to a house they don't know. If the guide tells them where to park, how to get in and who to call when something goes wrong, you skip the three a.m. phone calls. Uno TV reminds visitors to ask permission before taking photos in the island cemeteries, and that belongs in the guide too.
The lake rose 40 to 50 centimeters with the rains of early August 2026, according to the port authority as reported by MiMorelia, and the mayor called it unusual rain. Houses listed with a lake view or lake access depend on how the water looks, and a photo from two years ago may no longer match.
It gets cold here. 22% of listings have a fireplace, and AirROI puts their revenue at about 83% higher. That means firewood or gas to restock, ash to clean out and extra blankets on every bed. On top of that, 44% of listings take pets and 67% offer parking.
Where Upbridge fits
In each house's guest guide we put the drive from Morelia, where to park, how to light the fireplace and what to know for the night on Janitzio. Your guest has it on their phone before leaving home, in English or in Spanish.
With photo cleaning checklists you can make the fireplace ash and the pet hair required items, and you get a report with the time of every photo at the end. If you connect your PMS or iCal, every checkout in the Day of the Dead week creates its own task.
With per-property inventory you track firewood, gas and blankets, they come off the count after each stay based on what you set up, and when something runs out you get an alert in the app, by email and on WhatsApp.
If you run a cleaning company in Pátzcuaro
Your busy seasons are the Day of the Dead and December, and things slow down in February. The cleaning company account puts every owner's iCal or PMS on one calendar, so by October you know how many checkouts you have on November 2 and 3. The client stays yours, and we take no cut of any job.
