Running a vacation rental in the Riviera Nayarit, Mexico, from Nuevo Vallarta up to San Pancho

If you manage vacation rentals in the Riviera Nayarit, it helps to know that 83% of guests in Sayulita come from abroad, mostly from the US and Canada, and that they book about 60 days ahead and stay around five and a half nights, according to AirROI. The same report counted 1,549 active Airbnb listings in Sayulita in 2026, with March the best month and September the slowest. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

The rules here

We found no Bahía de Banderas rule for nightly rentals as of September 25, 2026, so what applies comes from the state.

If your guests pay through Airbnb or Booking, the platform also withholds something from the host for the SAT, and we explain that separately on the page for the whole country.

This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.

How it works on the ground

Every town on this coast asks for something different. Don Viajes describes Sayulita as a surf town with beaches you can camp on and bars that barely sleep, and Punta de Mita as a byword for luxury, with resorts and spas. Bucerías is still a village of cobblestone streets and street-food stands. San Pancho is known for art and conservation, with more than 500 bird species in the area, and La Cruz de Huanacaxtle is one of the quietest spots, a fishing village. So in Sayulita your cleaner will be getting sand out of everything, while in Punta de Mita the house gets checked to a luxury-hotel standard.

With stays averaging five and a half nights, a Sayulita home sees fewer checkouts than a city apartment, but each one is heavier. For supplies, that means towels, paper and soap can run out mid-stay, and someone needs to know what's left without driving over to look.

From Puerto Vallarta airport it's 12 to 20 kilometers to Nuevo Vallarta and Bucerías, 25 to 45 minutes in normal traffic, according to puertovallarta.net. Your guest lands in Jalisco and drives into Nayarit, and because Bahía de Banderas runs on Vallarta time, as we explain on the Nayarit page, they don't have to reset anything. The check-in time you send is the one they see on their phone when they land.

With 83% of Sayulita's guests coming from abroad, and almost one in four from Canada, the house instructions need to be in English from day one, not as a last-minute translation.

Where Upbridge fits

For guests flying in from abroad, we build each home's guide and they open it on their phone in English or Spanish, and if you need another language, you just ask us. From the same guide they can request an early check-in or a late checkout and pay for it on Upbridge's payment page, and the task is created and assigned. It's on the guest guide page.

Since stays run long, each home's inventory is deducted after every stay based on the products you choose, you can log manual moves too, and Upbridge sends you a low-stock alert in the app, by email and on WhatsApp. You know what to bring to a Bucerías house before the guest has to message you. It's all on the per-property inventory page.

Since the standard in Sayulita isn't the standard in Punta de Mita, each property gets its own room-by-room cleaning list, with photos, comments and required items, and at the end you get a report with a timestamp on every step. We walk through it on the photo checklists page.

If you manage vacation rentals or run a cleaning crew in the Riviera Nayarit, Upbridge can help each town keep its own way of working without you having to be in all of them.

If you run a cleaning company in the Riviera Nayarit

What shapes your day here is serving very different towns along one coast, with checkouts that come less often but weigh more, and a March that's far busier than September. With the account for cleaning companies you see every owner's homes, from Bucerías to San Pancho, in one calendar, straight from their iCal or PMS. The client stays yours, and we don't take a percentage of your jobs.
