Monterrey, Mexico, after the World Cup: running a vacation rental there now
If you manage vacation rentals in Monterrey, you've just been through the four 2026 World Cup matches the city hosted. In June that year, El Informador reported that units on platforms like Airbnb grew 47.9% over the month before, while hotels hit 72% occupancy on match days. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
We didn't find a Monterrey city ordinance of its own for short-term rentals, so the rule that matters is the state's.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| State rules | Nuevo León's tourism law, with its host registry and the paperwork it asks for, is covered on the Nuevo León page. | In force | May 2026 | Nuevo León |
The SAT withholding the platforms apply works the same here as in Cancún or Oaxaca, and we walk through it on the national page.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
In March 2025, Airbnb's Sebastián Colín told Players of Life the company expected supply in Monterrey to grow 40% to 60% for the World Cup. What was actually measured was the 47.9% jump from May to June 2026. We haven't found any figure for how occupancy settled after the tournament. It's fair to assume more houses are now chasing a calendar with no matches in it, and when that happens, a spotless checkout matters more than it did in June, because that's what the guest's review comes down to.
Milenio reported in April 2026 that, going by Airbnb's data, 90% of people heading to the matches saw staying close to the event as essential, and that Zona Country is 15 minutes by car from the stadium. So on match or concert days, your guest is often arriving with the clock running, and needs to know how to get in without waiting for you to reply.
MVS Noticias wrote in April 2026 that demand clusters around events, business and tourist spots, and spread it across downtown near the Macroplaza, Barrio Antiguo and Paseo Santa Lucía; San Pedro Garza García; the Parque Fundidora and Arena Monterrey area; and, outside the city, Santiago and Cola de Caballo, where people look for cabins, glamping and places out in nature. A cabin in Santiago doesn't get cleaned or stocked like a downtown apartment, and whoever does both on the same day has to know what to bring to each.
Where Upbridge fits
So no checkout slips through, we connect your Guesty, Hostaway, Lodgify or Uplisting account, or import the iCal, and every checkout creates its cleaning task. On the photo checklist, the Santiago cabin gets its own items and the downtown apartment gets its own, and you get a timestamped report at the end.
For the guest coming straight from a concert, we build the guest guide, which they open on their phone with directions and how to get in. If you want, they can also upload their ID before arriving through online check-in.
For what each house goes through, inventory deducts the products after every stay and warns you when something's running low, so you know what to take up to Santiago before you make the drive.
If you manage vacation rentals or clean houses in Monterrey, Upbridge can help an ordinary week with no matches run as tidily as a World Cup week did.
If you run a cleaning company in Monterrey
Here the day gets split across municipalities: an apartment in San Pedro in the morning and a cabin in Santiago in the afternoon. With the account for cleaning companies, every owner's iCal or PMS goes into one calendar, so you can see the whole day's route. Your clients stay yours, and we don't charge a commission on any job.
