Running vacation rentals in Huatulco, Mexico, from the December rush to the water truck
If you manage or clean vacation rentals in Huatulco, you're working in a resort that averaged 1,175 active Airbnb and Vrbo listings in the twelve months to September 2026, with 62% of them run by professional hosts, according to BnbCalc. Most of your guests come from elsewhere in Mexico, since of the 801,803 passengers who used the airport in 2025, 656,251 were on domestic flights, according to the airport operator ASUR. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
The rules that apply to a rental in Huatulco come from the state. We looked for a Santa María Huatulco town ordinance on platform rentals and found none as of October 22, 2026.

| State rules | Oaxaca's tourism law requires every house to be entered in a state register and its booked nights to be reported. The paperwork, the limit on houses per host and the lodging tax are on the Oaxaca page. | In force | April 6, 2025 | Oaxaca |
What Airbnb and Vrbo withhold for the SAT, Mexico's tax authority, works the same on the coast as anywhere else, and it's explained on our Mexico page.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
BnbCalc puts December and April as the best months for a Huatulco rental, and September and October as the slowest. Checkouts bunch up over Christmas and Holy Week, which leaves September and October for deep cleans, paint and new linens without taking nights away from anyone. Stays run several days, 6.4 nights on average for a two-bedroom and 4.7 for a one-bedroom, so a house may turn over only once in a week.
Huatulco's water comes from eight wells by the Copalita River, and since Fonatur, the federal tourism developer, pulled out, it has been run by FIDELO, a trust of the Oaxaca state government. In December 2024 the local magazine The Eye counted about 50 private water trucks serving the areas off the network and described supply in Santa Cruz as especially intermittent. Leaks and limited storage cut what reaches homes, the magazine added, most of all in high season. For whoever cleans, that means knowing which houses depend on a truck, who to order it from and how many days ahead.
Huatulco has nine bays and 36 beaches, and Tangolunda, Santa Cruz and Chahué carry Blue Flag status, Valora Analitik reported, and in January 2025 Oaxaca's state tourism office listed Pescadores as well. With that many bays, guests are better off knowing before they arrive which one is closest and how to get there from the house. International passengers at the airport were up 10.9% in December 2025, so around the holidays more guests read their instructions in English.
Where Upbridge fits
For September and October you can schedule a photo checklist that repeats at every house, with the deep clean room by room, and in houses that rely on a water truck you can make noting how much water is left a required step. When it's done you get a report with the time of each step.
Every checkout in your Guesty, Hostaway, Lodgify, Uplisting or iCal creates its cleaning task, so in Christmas week one calendar shows which day the most houses empty out and who's covering each one.
In the guest guide we build for each place, we add the closest bay and how to get there next to how to get in. We write it in Spanish first, since most guests fly domestic, and in English for December. The guest opens it on their phone.
If you manage vacation rentals or run a cleaning company in Huatulco, Upbridge can help with everything between one booking and the next, from the room photos of an October deep clean to the bay a guest looks up on their first morning.
If you run a cleaning company in Huatulco
If 62% of the listings are run by professional hosts, your clients are most likely managers with several houses each. With the cleaning company account you bring each one's iCal or PMS into a single calendar, and every client stays yours, with no cut of what you charge.
