Managing rentals in Oaxaca City, Mexico, between the Guelaguetza and the fight over the Centro

If you manage vacation rentals in Oaxaca City, your year turns on July: over the 2026 Guelaguetza, from July 17 to 27, the state tourism department counted 146,414 tourists and 79% hotel occupancy. It's also a city where people are arguing in the street about who gets to keep living in the historic center, and short-term rentals are part of that argument. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

The rules here

We checked on September 25, 2026 and didn't find a city ordinance of its own for rentals, so the state law is what counts.

The income tax and VAT that Airbnb and the other platforms withhold doesn't change from city to city, which is why it sits in the SAT part of our Mexico page.

This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.

How it works on the ground

The state government announced the 2026 Guelaguetza for July 17 to 27, with the two Lunes del Cerro on the 20th and the 27th. According to NVI Noticias, nearly half of the 652 million pesos it brought in went to lodging. Since the dates are announced months ahead, you can plan the cleans for those eleven days back in May.

The pressure isn't spread evenly across the city. In July 2025, El Imparcial de Oaxaca named Jalatlaco, Colonia Reforma, Xochimilco and the Centro as the areas where rising rents bite hardest, and counted more than a thousand places on Airbnb at 350 to 1,500 pesos a night. For a guest pulling up to a Jalatlaco street at midnight, that means they need to know how to find the door and how to open it before they get out of the taxi.

At a July 2026 protest, the Colectivo Miscelánea Oaxaca said, as Página 3 reported, that only 13% of the people living in the historic center are permanent residents, and a year earlier Tiempo Digital quoted researcher Jocelyn Liévanos Díaz ranking Oaxaca among the heritage cities hit hardest by gentrification. On those streets the neighbors notice every arrival, so it helps a lot when your guest can walk straight to the right door without knocking on anyone else's late at night.

Where Upbridge fits

For the arrival in Jalatlaco or the Centro, we build the guest guide. Your guest opens it on their phone, in English or Spanish, with directions and how to get in, and if you switch on online check-in, they upload their ID before they arrive.

For the eleven days of the Guelaguetza, we connect Guesty, Hostaway, Lodgify or Uplisting, or import the iCal, and every checkout creates its own cleaning task.

And to know every house was left the way it should be, the cleaner goes room by room through the photo cleaning checklists on their phone, and you get a report with the time of every photo.

If you manage homes in Oaxaca City or you're the one cleaning them, Upbridge can help you walk into the Guelaguetza with every clean assigned and every guest knowing how to get in.

If you run a cleaning company in Oaxaca City

July is the month that reshapes your year, when homes belonging to different clients can easily all empty out on the same morning. With the account for cleaning companies, every owner's iCal or PMS shows up in one calendar, and the client stays yours.
