Managing a vacation rental in Puerto Escondido, on Mexico's Oaxaca coast

If you manage vacation rentals in Puerto Escondido, your guests can now drive in from Oaxaca City in about two and a half hours on the Barranca Larga–Ventanilla highway, which opened on February 4, 2024 and replaced a trip of about six and a half. Water is another story: in high season, town deliveries can drop to once every nine or ten days. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

The rules here

Puerto Escondido follows the state's rules. Locally, the only thing we found was a politician's call to regulate them.

TopicWhat it saysStatusSinceSource
State rules The host register, the five-property limit and the report on booked nights every two months all come from Oaxaca's tourism law. We walk through them on the Oaxaca page. In force April 6, 2025 Oaxaca
Town rules We didn't find a municipal ordinance of its own for vacation rentals. What El Imparcial reported, in April 2024, is that Rocío Melchor Vásquez, who leads the PRD in the state congress, asked for Airbnb to be regulated in the state law to curb gentrification in Puerto Escondido, and tied the pressure to the new highway to the coast. No specific law April 9, 2024 El Imparcial de Oaxaca

The federal tax that Airbnb and other platforms withhold for the SAT is the same on the coast as anywhere else, and it's on our page for all of Mexico.

This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.

How it works on the ground

Chiapas Paralelo reported in May 2025 that in high season, when it's hot, water deliveries in Puerto Escondido drop to once every nine or ten days, because hotels, Airbnbs and restaurants use so much more of it. For a turnover, that means your cleaner needs to know whether the house has a cistern and how much is left in it before running a load of sheets or mopping the whole place.

The same piece mentions power cuts that sometimes last up to twenty hours, and a local resident says power, water and internet all get overloaded. So a guest arriving at midnight could walk into a house with no lights and no WiFi, and it helps if they already have the directions for getting in, and a number to call, on their phone before they arrive.

With the highway, the drive from the capital went from six and a half hours to two and a half, according to Expansión and Mexico's federal roads agency. That probably means more guests drive in the same day, and when they knock on the door depends on when they left Oaxaca City, which you can't look up the way you'd check a flight.

Where Upbridge fits

For the water, you can add the cistern level as a required item on the photo cleaning checklist, with its own photo. You get a timestamped report at the end, and you can see which houses will need a water truck before the next check-in.

For late arrivals, we build a guest guide for each house with directions, how to get in and who to call. Your guest opens it on their phone, and we make it in Spanish and English, or another language if you ask.

If you manage vacation rentals or run a cleaning company in Puerto Escondido, Upbridge can help you know how every house was left, even when the water or the power gives out, and help your guest know what to do before they arrive.

If you run a cleaning company in Puerto Escondido

Chiapas Paralelo puts it at about 800,000 visitors between January and November 2023, in a town of roughly 25,000 people. It's a 2023 number, but it gives you a sense of how many checkouts can land on the same day in high season, right when there's the least water to go around. With the account for cleaning companies, you put every owner's houses in one calendar, from their iCal or their system, and the client stays yours.
