Running a vacation rental in Mazatlán, Mexico, from Carnaval week to the La Paz ferry
If you manage vacation rentals in Mazatlán, Carnaval week is one of the fullest of the year, and in 2026 it ran from February 12 to 17, with expected hotel occupancy of 87% and about 92,000 tourists, according to MVS Noticias. It isn't a small market either, because the head of Mazatlán's chamber of commerce estimates about 8,000 vacation rentals competing for the same visitors as the port's 14,000 hotel rooms. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
As of September 25, 2026 we found no Mazatlán city rule for nightly rentals, so what applies comes from the state.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| State rules | Sinaloa has no law of its own for short-stay rentals, and Mazatlán's hoteliers are asking for the tourism law to be amended. The state tax and where that request stands are on the Sinaloa page. | No specific law | Checked on September 25, 2026 | Sinaloa |
What Airbnb and Booking withhold from hosts for the SAT is a federal rule, so we don't repeat it here and keep it on our Mexico page.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
For Carnaval 2026, the 128th edition, 84% of hotel rooms were already booked a few days out, and Sinaloa's tourism department said occupancy usually climbs by up to five points a day as the dates get close. MVS Noticias reported 1.2 million visitors in total and 1,100 million pesos in spending. So the last gaps in your calendar fill at the last minute, and that week it's normal to have a checkout and a check-in on the same day at the same home.
Even Mazatlán can't agree on how long its malecón is. According to Luz Noticias, one version says 9 kilometers, from the lighthouse to the Zona Dorada, and another says 21, because it runs all the way to Cerritos. For a cleaning crew, a run from downtown to Cerritos is a long one, so it pays to group homes by stretch of coast rather than by checkout order.
Mazatlán is one of Canadian travelers' favorite destinations, and their high season is winter. Between October 2025 and April 25, 2026 there were direct flights, two to four a week, from Edmonton, Calgary and Vancouver, according to Escapada H. That's why, in winter, a lot of arrivals bunch up on those flight days, and the house instructions need to be in English.
Since July 2025, Baja Ferries' Cabo Star leaves Pichilingue, in La Paz, on Tuesdays, Thursdays and Saturdays at 7 p.m., and the crossing to Mazatlán takes about 14 hours, according to El Universal. So a guest coming off the ferry is at your door mid-morning, well before normal check-in, and often with a car, since the ship carries up to 200 vehicles.
Where Upbridge fits
For the guest who rolls off the ferry mid-morning, we build each home's guide and they open it on their phone, in English or Spanish. From there they can ask for an early check-in and pay for it on Upbridge's payment page, and the task is created and assigned to your cleaner, so the home gets ready sooner. It's on the guest guide page.
For Carnaval week, we connect your Guesty, Hostaway, Lodgify or Uplisting calendar, or bring it in by iCal, and every checkout creates its cleaning task, last-minute bookings included. Your cleaner follows a room-by-room list on their phone, with photos, and when they finish you get a report with a timestamp on every step. We explain it on the photo cleaning checklists page.
If you manage vacation rentals in Mazatlán, from the Zona Dorada to Cerritos or in the historic center, or you clean homes around the port, Upbridge can help make sure neither Carnaval nor an early ferry catches you with a home that isn't ready.
If you run a cleaning company in Mazatlán
What changes your day most here is Carnaval week, when checkouts and check-ins land on the same day, and how long the drive along the coast is. With the account for cleaning companies you see every owner's iCal or PMS in one calendar, from the Zona Dorada to Cerritos. The client stays yours, and we don't charge you a percentage for the homes you clean.
