Puerto Peñasco

Running vacation rentals in Puerto Peñasco, Mexico, the Rocky Point beach Arizona drives to for the weekend

In Rocky Point, as Arizona calls Puerto Peñasco, 84% of the guests who review Airbnb listings live in the United States, and Phoenix alone sends almost one in five, according to AirROI. Two listings in three ask for a two-night minimum, and the average booking lasts 3.7 nights. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

The rules here

On October 23, 2026 we looked for a Puerto Peñasco city ordinance on homes rented by the night and didn't find one.

State rules The 3% lodging tax, the one-return-per-house rule and what Airbnb collects are on the Sonora page, and they apply here the same way. That page also covers the host registry the state congress approved in May 2026, which hasn't been published yet and so doesn't bind anyone. In force December 30, 2022 Sonora

What the SAT has platforms withhold doesn't change from one city to the next, and it's on the Mexico vacation rentals page.

This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.

How it works on the ground

Your guests drive. AirROI puts Phoenix at 19% of reviews, Tucson at 8% and Mesa at 4%, and the Mar de Cortés airport, about 15 minutes from the center, handled only 4,398 passengers in all of 2025 (Wikipedia, citing Mexico's civil aviation agency). The nearest crossing is Lukeville and Sonoyta, where the US side processes travelers from 6 a.m. to 8 p.m., Monday to Saturday (CBP). In December 2023 it shut for about a month so its officers could process migrants, and people from Sonoyta faced a seven-hour detour (KOLD). If the crossing closes on a Friday, your guest shows up late or not at all, and someone has to tell them which way to go around.

The season runs on Arizona's calendar. AirROI has July as the best month and January as the slowest, with July bringing in about 2.4 times what January does, and in March, with spring break, 2026 occupancy climbed to 30.6% from 25.3% in February. Some spring breakers still canceled after the February violence in Jalisco, Keith Allen of Encántame Towers told KJZZ. For the summer the town's tourism office expected around 500,000 visitors and close to a million since January, and Encántame sold out most weekends.

Water is the other thing to watch. In June 2026 the state government opened the first stage of a wastewater treatment plant, 40 liters per second for 62,301 residents. At the same event a resident said people struggle all year, and most of all in summer, to get drinking water. June and July are your fullest months, so it's worth knowing how much each rooftop tank holds before the next group walks in with sandy beach towels.

Where Upbridge fits

53% of Rocky Point reviews are written in English. The digital guest guide, which we build in English and Spanish, carries the crossing hours, the route from the border, the check-in time and how to open the place, and the guest opens it on their phone before they cross. If they want to get in early or leave late, they pay for it right there and the task gets assigned.

According to AirROI, listings with a pool take in about three times what listings without one do. On a photo checklist you make the pool and the tank level required items, and the cleaner sends a photo of each before leaving.

We connect your Guesty, Hostaway, Lodgify or Uplisting, or each listing's iCal feed, and every Sunday checkout shows up as an assigned cleaning before the guest is back on the road to Arizona.

If you run a cleaning company in Puerto Peñasco

95% of Rocky Point listings are whole houses or apartments, 61% are condos, and two bedrooms is the most common size. Nearly half of the listings that give times set check-in at 4 p.m., with checkout usually at 11 a.m., which leaves five hours per unit. Professional managers run 29% of listings. The cleaning company account brings each of their PMS or iCal calendars into one place, and the client stays yours.

Hermosillo, San Carlos, Nuevo Guaymas and Bahía Kino are on the Sonora state page, along with the tax and the host registry.
