Running vacation rentals in Progreso, Yucatán, where July earns twice what October does

If you manage vacation rentals in Progreso, July is the strongest month and October the weakest, and the average listing earns about twice as much in July, according to AirROI data through September 2026. AirROI counted 443 active listings in town, 29% more than a year earlier, and 79% of them have a pool. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

The rules here

On October 23, 2026 we looked for anything the municipality of Progreso asks of people who rent their house by the night.

What Airbnb and the other platforms hold back for the SAT, Mexico's tax authority, comes from a federal rule, and we explain it in the SAT section of the Mexico page.

This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.

How it works on the ground

In the summer holidays, Progreso fills up with families from Mérida. On July 11, 2026, PorEsto reported beach houses in Progreso and in Chicxulub Puerto, Chelem and Chuburná above 95% occupancy on weekends, with the town estimating 80% on weekdays. With that many checkouts on the same Sunday, your cleaners move from house to house with little slack, and every pool that gets drained and refilled uses water. The town itself added drinking water supply and asked people to go easy on it.

Winter runs on longer stays. The average stay was 8.3 nights in January 2026 and 8.2 in February, against 3.6 in August, and February's stays were booked 66 days out (AirROI). That means fewer turnovers, each one heavier, and a house someone lives in for over a week needs the toilet paper, soap and gas to last to the end.

Every cold front brings a norte, the cold wind off the Gulf. During Cold Front 13 in November 2025, the malecón was close to empty, sand covered the boardwalk, the sea took several meters of beach despite the geotubes, and gusts reached 60 km/h, PorEsto reported. After a norte, the cleaning includes sweeping sand off the terrace, skimming leaves out of the pool and checking that the windows held.

Cruise ships bring crowds that mostly don't stay over. Twenty-four ships called in January 2026 with about 80,000 visitors, and many of them headed inland (PorEsto). For the whole of 2026, Yucatán's tourism office expected more than 500,000 cruise passengers while the deep-water port is being expanded (El Universal). Those passengers are back on board the same day, so your calendar barely notices them.

AirROI counts Chicxulub Puerto as its own market, which is why its 443 listings come in under the town-wide count we cite on the state page. 82.8% of listings charge a separate cleaning fee, typically 631 pesos, and check-in is usually 3 p.m. with checkout at 11 a.m.

Where Upbridge fits

For those July Sundays, Cleo reads the bookings from your Guesty, Hostaway, Lodgify or Uplisting, or each house's iCal, and every checkout turns into a cleaning assigned to someone on your team. You know early how many houses turn over that day in town and along the coast.

In each house's cleaning checklist you can add a required step for after a norte, with a photo of the terrace swept clean and one of the pool. The final report keeps the time of every photo.

For the eight-night stays of January and February, the inventory deducts what each stay uses and alerts you by WhatsApp, email or in the app when something is running low.

42% of the guests who review a stay in Progreso write in English and 45% in Spanish (AirROI), so we build the guest guide in both languages, with directions to the house, how to get in and what to do when a norte blows in.

If you run a cleaning company in Progreso

The summer weekend is what changes your week here: a lot of houses in Chicxulub, Chelem and Chuburná empty out on the same Sunday at 11, and the Mérida-Progreso highway is busier on top of it. With the account for cleaning companies you see every owner's bookings in one calendar, whether they come from an iCal or a PMS. The client stays yours, and there's no commission per cleaning.
