Running vacation rentals in Campeche, Mexico, where Airbnb already collects the 2% lodging tax for you
If you manage vacation rentals in Campeche, the state still has no law and no host registry written for them. The state lodging tax is 2%, and on bookings that come through Airbnb the platform collects it and pays it to the state. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
This is what we found as of October 23, 2026. The tax matters most day to day, because a rental law doesn't exist yet.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| Rental law or host registry | We found no state law and no host registry. In April 2026 the Mexican Association of Hotels and Motels asked for Airbnb stays to be regulated and for the number of guests to be recorded. | No specific law | April 2026 | PorEsto |
| Lodging tax | The rate is 2%, due within the first 20 days of the following month. | In force | In force in 2026 | El Contribuyente |
| Collection by the platform | Airbnb charges 2% of the listing price on each Campeche booking and pays it on the host's behalf. According to the head of the state's hotel association, platforms have been paying the tax since the first quarter of 2024. | In force | 2024 | Airbnb, PorEsto |
Airbnb's help page talks about the listing price and says nothing about the cleaning fee. It also doesn't cover direct bookings or other platforms. Your accountant is the one who should answer both.
What the SAT withholds at the federal level is the same in every state, and it's explained on the national page.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it runs here
It's a small market, and nearly all of it sits in two cities. AirROI counted 819 active listings across the whole state between October 2025 and September 2026. Of those, 393 were in the city of Campeche and 150 in Ciudad del Carmen, and the rest are split between Champotón, Isla Aguada, Lerma and San Lorenzo, with fewer than 25 each. The counts don't agree across sources: in April 2026 PorEsto put the figure at about 300 Airbnb properties statewide.
In the three markets AirROI has enough data to rank, July is when each listing earns the most, so it's the worst month to have a house sitting empty for a repair.
Some guests come to work. Hoteliers told PorEsto that federal construction projects bring people who stay for months, and that Airbnb stays often run past three nights. With a guest like that, the house needs a mid-stay clean and fresh linens even though nobody checks out.
There are two airports. The one in the city of Campeche is now run by Grupo Aeroportuario Olmeca-Maya-Mexica, and Ciudad del Carmen had two daily Aeroméxico flights to Mexico City in June 2026. The Tren Maya stops in Campeche at Candelaria, Escárcega, Carrillo Puerto, Edzná, San Francisco de Campeche, Tenabo, Hecelchakán, Calkiní and Xpujil.
Where Upbridge fits
When someone stays three weeks for a construction job, the mid-stay clean is easy to forget. With the photo cleaning checklist that visit becomes one more job on the calendar, with its rooms and its photos, and when it's done you get the report with the time of each photo.
For July, per-property inventory subtracts paper, soap and linens after every stay, based on the products you set up, and warns you in the app, by email and on WhatsApp before a house runs out.
If your guest takes the train to Edzná or Xpujil and drives on from there, the guest guide tells them how to reach your place and how to get in, right on their phone.
If you run a cleaning company in Campeche
In a market of a few hundred listings, hardly anyone fills a week with one owner. With the account for cleaning companies you put every client's houses on one calendar, whether they send you their iCal or their PMS, and the clients stay yours, with no commission per job.
Cities and areas
Campeche City
With 393 active listings, per AirROI, it holds almost half of the state's supply. Its walled center is a World Heritage Site, and the Tren Maya station sits outside the walls.
Ciudad del Carmen
The second market, with 150 listings and 26% occupancy (AirROI). Its airport has daily flights to Mexico City.
Calakmul and Xpujil
Xpujil has a Tren Maya station, and from there a circuit of more than 100 kilometers runs through the Calakmul archaeological sites, according to the Tren Maya website.
