Running vacation rentals in Guadalajara, Mexico, while the water comes in turns

If you manage or clean vacation rentals in Guadalajara, the city's water utility, SIAPA, is lowering water pressure by turns in about 42% of the neighborhoods it serves from October 15, 2026 until March 2027, and in the Centro, Americana and Lafayette the low-pressure days are Friday and Sunday. Americana alone had 665 Airbnb spaces in a count by the Éxodos collective that La Crónica de Hoy published in July 2025. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

The rules here

The rules that would reach Guadalajara are being debated in the state Congress, and one proposal sets a lower cap for the central neighborhoods. We went through this table on October 22, 2026.

90 days in the central neighborhoods At a round of public hearings in the state Congress, Representative Mariana Casillas of the Futuro party proposed letting a whole home be rented 180 days a year, and only 90 in the neighborhoods hit hardest by tourism, such as Americana, Obrera and Ladrón de Guevara. Casillas said at that hearing that the worst-hit neighborhoods are mostly the ones in the center. The version a committee passed in May 2026 is on the Jalisco page, and as of October 22, 2026 we found no report of a floor vote.

What Airbnb and the other platforms withhold for the SAT, Mexico's tax authority, is the same in every state, and it's on the national page.

This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.

How it works on the ground

The water schedule decides the cleaning day. According to adn40, zone 1 of the rotation takes in the Centro, Americana, Lafayette, Moderna and Mexicaltzingo and has low pressure on Fridays and Sundays, while Ladrón de Guevara sits in zone 6, with Mondays and Fridays. A lot of weekend stays end on a Sunday, so in those neighborhoods the laundry and the mopping for those checkouts can land on the day with the least water. Before you send someone over, it helps to know whether the house has a rooftop tank or a cistern and whether it holds enough for a full clean. Each neighborhood's schedule is at rotaciondeserviciosiapa.jalisco.gob.mx.

Guadalajara's airport handled 18.7 million passengers in 2025, 4.8% more than in 2024, and almost 6 million of them flew international, according to Grupo Aeroportuario del Pacífico. Its December report lists Calgary on WestJet, Montreal on Air Transat and Seattle on Aeroméxico as new routes. So a share of your guests will be reading their arrival instructions in English.

The summer rains move schedules around too. Between the afternoon of August 3 and the early hours of August 4, 2026, at least seven main roads and about ten neighborhoods flooded, mostly in southern Zapopan and central Guadalajara, and the underpass at Ocho de Julio and Washington filled to 2.5 meters, Meteored reported. On an evening like that, both the guest coming from the airport and the person going to clean can be hours late, so getting into the house shouldn't depend on someone being there to open the door.

Where Upbridge fits

For the low-pressure days, the photo checklist can make checking the tank or cistern a required step, with a photo, and when the clean is done you get a report with the time of each step. Every checkout in your Guesty, Hostaway, Lodgify, Uplisting or iCal creates its cleaning task, so on Thursday you can already see how many Sunday checkouts you have in Americana.

With the new routes from Canada and Seattle, we build the guest guide for each place in Spanish and English, with directions from the airport and how to get in. The guest opens it on their phone, and if the rain holds them up until midnight, the way in is already there and they don't have to call you.

If you manage vacation rentals or run a cleaning company in Guadalajara, Upbridge can help with everything between one checkout and the next, from the photo of the water tank to the guide the guest opens before landing.

If you run a cleaning company in Guadalajara

Under the rotation, two houses a few blocks apart can get their water on different days, because Americana is in zone 1 and Ladrón de Guevara in zone 6. With the cleaning company account you see every client's checkouts in one calendar, whether they come from an iCal or a PMS, and you can split the crew by each neighborhood's water day. Each client stays yours, and we take no cut per job.

Questions about rentals in Guadalajara

Which days is water pressure low in Colonia Americana?

Americana is in zone 1 of SIAPA's rotation, which has low pressure on Fridays and Sundays (adn40, October 14, 2026). The rotation started on October 15, 2026 and runs until March 2027 (La Crónica de Hoy, October 13, 2026).

Is there a 90-day limit on rentals in Americana or Ladrón de Guevara?

So far it's only a proposal. Representative Mariana Casillas raised it in September 2025 for the neighborhoods hit hardest by tourism, including Americana, Obrera and Ladrón de Guevara (Telediario, September 8, 2025).

How many passengers go through Guadalajara's airport?

18.7 million in 2025, up 4.8% from 2024, and almost 6 million of them on international flights, according to Grupo Aeroportuario del Pacífico's report of January 6, 2026.
