How a weekend rental runs in Tepoztlán, Morelos
If you manage vacation rentals in Tepoztlán, most of your work is short stays: between August 2025 and July 2026, AirROI counted 888 active Airbnb listings with an average stay of 2.6 nights, and 64.4% of them take a single night. That's a lot of checkouts per house, in a municipality where several communities still get their water by truck. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
We checked on September 25, 2026. We didn't find a Tepoztlán ordinance for rentals, only date-specific measures like the September ones we describe below.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| State rules | Morelos sets the lodging tax rate for homes on platforms, and we track how its collection is going on the Morelos page. | In force | See Morelos | Morelos |
What the platforms hold back for the SAT is a national rule, and we cover it on our Mexico page.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
With stays that short, one house can turn over twice in the same week. AirROI has December as the strongest month and September as the weakest, so deep cleans and repairs fit best in September, even though that's also the month of the Reto al Tepozteco.
The 2026 Carnaval ran from Saturday, February 14 to Tuesday, February 17, on the Plaza Cívica and Avenida Revolución, El Universal reported. According to La Jornada Morelos, around 100,000 people were expected, with controlled access to the plaza, traffic changes and designated parking areas. So a guest arriving during Carnaval needs to know ahead of time which way to drive into town and where to leave the car.
For the Reto al Tepozteco, which turned 488 in 2026, the main trail to the archaeological site was closed on September 7 from 9:00 to 17:00, and after that only residents with ID could go through, according to Diario de Morelos. The same paper reported a ban on alcohol sales in the town center on September 7 and 8, and across the whole municipality on the 15th and 16th. If your guest is coming to hike up to the pyramid that day, it's better they hear it from you before they arrive.
Water is the part nobody sees. In February 2026, Azteca Morelos reported that several communities in the municipality still had no regular service and that the town hall was sending water trucks, and back in 2024 hotel owners told RTv Noticias they paid 1,000 to 1,500 pesos per truck. For whoever cleans, it's worth checking how much water is in the rooftop tank before starting a load of bed linen.
Where Upbridge fits
With that many short checkouts, we connect Guesty, Hostaway, Lodgify or Uplisting, or import the iCal, and each checkout creates its cleaning task. The cleaner works through that house's photo checklist, and you can make checking the water tank a required item.
A house rented for one or two nights at a time can go through soap, toilet paper and coffee faster than you'd expect. Inventory is deducted after each stay for the products you set up, and it warns you in the app, by email or on WhatsApp when something's running low.
For Carnaval and the trail closure, we build the guest guide, and your guest opens it on their phone with directions, where to park and how to get in.
If you have houses in Tepoztlán or you clean them, Upbridge can help make sure a week full of short checkouts doesn't rely on anyone's memory.
If you run a cleaning company in Tepoztlán
Here your calendar fills up with one- and two-night checkouts. With the account for cleaning companies, every owner's iCal or PMS lands in one calendar. The client stays yours, and we don't take a share of each job.
