The 3.75% lodging tax in Morelos, Mexico, and what platforms already pay
If you manage vacation rentals in Morelos, the state lodging tax is 3.75%, and since April 2025 there's been a state agreement letting digital platforms file it every month. In 2025 the state took in 43 million pesos from this tax, and about 2 million of it came through platforms, according to Morelos Rinde Cuentas. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
The rules we found for rentals in Morelos are all tax rules, and here they are, each with its date.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| Lodging tax | It's 3.75%. When state tourism secretary Daniel Altafi announced it in April 2025, he said it's charged per property, however many rooms it has. El Contribuyente lists the filing deadline as the 17th of every two-month period. | In force | 2025 | RTv Noticias and El Contribuyente |
| Platform filing | An agreement published in the state's official gazette on April 15, 2025 gives anyone running lodging through digital apps a dedicated return. It's due by the 17th of the following month, filed on the state finance department's website or at a bank. | In force | April 15, 2025 | Government of Morelos |
| Host registration | We couldn't find a Morelos register where hosts have to enter their homes, or a yearly cap on nights. | No specific law | Checked September 25, 2026 | Our own search |
There's one loose end we couldn't tie up. In July 2025, La Jornada Morelos reported the tourism secretary saying Airbnb had asked for the Ley de Turismo to set this activity apart from hotels, and that a meeting with the finance department was still needed to agree on a plan. We didn't find whether that change to the law has been made.
What the SAT has platforms withhold is a separate, federal matter, covered on our page for the whole country.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
In July 2025, the tourism secretary put the state at around 8,000 homes offering lodging, run by about 6,000 hosts, with up to 16,000 rooms. On average that's a little over one house per host, so if you manage several, you're most likely working for different owners, each with their own way of passing on bookings.
Platforms file every month, on their own return since April 2025, while El Contribuyente's table gives a two-month deadline for the tax in general. So it's worth keeping track, house by house, of which stays came through a platform and which were booked with you directly.
Of the 43 million pesos collected in 2025, about 2 million came through platforms, according to Morelos Rinde Cuentas. Collecting through platforms is still new, and the rules may still shift, so check the date on anything you read about them.
Where Upbridge fits
To work with different owners, we connect each one's Guesty, Hostaway, Lodgify or Uplisting, or import each house's iCal, and every checkout creates its cleaning task in one calendar. That task comes with its own photo checklist, room by room, and you end up with a timestamped report.
If you manage vacation rentals or run a cleaning company in Morelos, Upbridge can help you run homes for different owners in one place, from the cleaning task to the photo of how every room was left.
If you run a cleaning company in Morelos
With about 6,000 hosts for 8,000 homes, chances are many of your clients in Morelos own one or two houses each, and every one of them has its own calendar. With the account for cleaning companies, you pull everyone's iCal or system into one calendar. The client stays yours, and we don't take a share of each job.
Cities and areas
Tepoztlán
It has a page of its own, because rentals there are mostly weekend stays, and the calendar is set by Carnival, the September festivities and water in the dry season.
Cuernavaca
It has 1,154 listings according to AirROI, and nearly half its guests live in Mexico City. Its page also covers the August 2026 water cut in the north of the city.
