The rules here

The withholding Airbnb and the other platforms do for the SAT, Mexico's tax authority, is federal, and it's on the page for the whole country.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
Almost every house in Cuernavaca can be booked for a very short stay. Half the listings take a single night and another 46% ask for two, according to AirROI. Even so, the average stay is 4.1 nights, so in the same week you may host a Mexico City family that leaves on Sunday and another that stays until Thursday.
Across the two years AirROI measures, December earns the most and February the least, with January nearly as slow. In the last twelve months, July was the best month. Long weekends count too. On the second long weekend of March 2026, the Morelos government counted 111,780 visitors in the state and 75.29% hotel occupancy, and listed Cuernavaca among the towns with the highest occupancy. For Holy Week, the town council expected more than 80% across its 3,500-plus hotel rooms, peaking at 85% from Thursday to Sunday (La Jornada Morelos). That was a projection, not a result.
From August 27 to September 3, 2026, SAPAC, the city water utility, cut service to Cuauhtémoc, Alarcón, Ocotepec Norte, Avenida Alta Tensión, San Benito and Galeana while it repaired the Chamilpa 4 well, which supplies the north of the city, and asked people to use what was in their cisterns and rooftop tanks for basic needs only (Azteca Morelos). If you have houses in those neighborhoods, it helps to have your cleaner check the cistern level at every checkout and tell you before the next guest arrives.
Seven in ten listings charge a separate cleaning fee, and the most common amount is 438 pesos (AirROI). In more than half, check-in is at 3 p.m., and checkout is usually at noon.
Where Upbridge fits
With some guests booking one night and others staying four, the calendar changes midweek. Cleo reads the bookings from your Guesty, Hostaway, Lodgify or Uplisting, or each house's iCal, and as soon as a checkout comes in it creates the cleaning and assigns it to someone on your team.
In each house's checklist you can add a step for the cistern and the rooftop tank, with a photo, next to the pool and the garden if the house has them. That way you can tell from your phone whether there's enough water for the next guest.
With the inventory you track the paper, soap and cleaning supplies for each house, and we let you know by WhatsApp, email or in the app when something is running low.
AirROI estimates that 36.7% of Cuernavaca's reviews are written in English, so we build the guest guide in both languages, with the address, how to get in and the pool rules.
If you run a cleaning company in Cuernavaca
If you clean houses in the northern neighborhoods, a cut like the one in August 2026 means working with whatever is left in each cistern, and it's better for the host to hear about it before the guest does. With the account for cleaning companies you see all your clients' bookings in one calendar, and each owner gets the photos of how their house was left. The client stays yours, and we don't charge you a commission on the cleanings you do.
