Running vacation rentals in Puerto Morelos, Mexico, where 463 are registered and up to 1,225 are listed
If you manage vacation rentals in Puerto Morelos, you're in a town where the state tourism office officially counts 463 active rentals while the platforms show up to 1,225 listings for homes and rooms, as Grupo Animal reported in September 2026. And according to the Heraldo de Quintana Roo, well over half of visitors come from North America. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
The town doesn't have platform rules of its own yet, so nearly everything that applies comes from the state. We checked all of this on September 25, 2026.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| State rules | RETUR-Q registration, the lodging tax and the fines apply across Quintana Roo, and they're on the state page. | In force | March 5, 2024 | Quintana Roo |
| Town rules for platforms | In March 2026 the Heraldo de Quintana Roo reported that Puerto Morelos was still working out how to regulate these platforms. We didn't find a published municipal regulation. | No specific law | March 2026 | Heraldo |

This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
The rental numbers don't agree with each other. The state tourism office has 463 on its register, the Heraldo de Quintana Roo talked in March about some 600 rental spaces at 55% occupancy, and the platforms show up to 1,225 listings. In other words, part of what's advertised isn't on the state's books, and having your RETUR-Q number in order puts your place among the ones that are.
In March 2026 the destination was averaging 68% occupancy midweek and over 80% on weekends, the same Heraldo piece says. For your cleaners, checkouts bunch up on Sunday and Monday, and every house has to be ready at the same time on Friday.
The Heraldo puts 36 to 37% of visitors down as North American and more than 30% as Canadian (March 2026), so the English version of your arrival instructions is the one that actually gets read.
Over the 2025 holidays the town expected peaks above 90% across its 7,900 hotel rooms, which closed the year at 73.6% average occupancy (Quinto Poder). Easter week 2026 was also projected above 90%. Around both dates, toilet paper, soap and spare sheets get bought ahead, because nobody has time for a supply run that week.
With 8,229 homes for almost 27,000 residents, per the official figures Grupo Animal cites, short-term rentals are something the neighbors feel. That makes your house rules on noise, trash and parking matter more than they would elsewhere. Sargassum reaches this stretch of coast too, and we cover it on the Quintana Roo page.
Where Upbridge fits
Since so many of your guests read English, we build the guest guide in English and Spanish, with directions, how to get in and the house rules, and the guest opens it on their phone before they reach the door.
For the Sundays and Mondays when checkouts pile up, you've got photo checklists room by room, which we set up with you, and every checkout on the calendar creates its own cleaning task, whether you're on Guesty, Hostaway, Lodgify, Uplisting or plain iCal.
Before Easter or December, per-house inventory tells you which product is running low, because it's deducted automatically after each stay.
Whether you manage rentals in Puerto Morelos or clean them, Upbridge can help from the moment your cleaner sends the last room photo to the moment your guest pulls up the directions on their phone.
If you run a cleaning company in Puerto Morelos
The work here isn't spread evenly across the week, since weekends run above 80% occupancy and weekdays sit around 68%. The account for cleaning companies puts all your clients' calendars together, so by Tuesday you know how many houses you've got on Sunday, and each client stays yours.
