Running vacation rentals in Real de Catorce, Mexico, a town entered through a one-lane tunnel where one guest in six comes from Monterrey
According to AirROI, Real de Catorce has 99 Airbnb listings with 19% occupancy over the last twelve months, and 16.6% of the people who review them live in Monterrey, followed by Mexico City at 8.3%. Only 35% of the listings are entire houses or apartments, and the rest are private rooms. The rules here
On October 24, 2026 we looked for a Real de Catorce municipal regulation covering homes rented by the night, and found none.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| State rules | The lodging tax, the platforms' withholding and the proposed register are on the San Luis Potosí page, and they apply the same in Real de Catorce. | In force | Report of April 20, 2026 | San Luis Potosí |
| Municipal rules | We found no municipal regulation or local register for vacation rentals. AirROI went through all 99 listings and none shows a permit or registration number. | No specific law | No date | AirROI |
What the federal tax agency asks platforms to withhold is the same in any town, and we explain it on the Mexico vacation rentals page.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
The tunnel rules. In 2018 Mexico News Daily described the Ogarrio tunnel as having a single lane, with cars lining up until someone waves them through. It is an old source, and we found no newer one on how it works today. Even so, for a guest arriving with luggage or after dark, the guide should explain how to get into town, where to leave the car and how long to wait.
Nearly two in three listings are a room, not a house. According to AirROI only 35.4% are entire places and 64.6% are private rooms, the average stay is about two nights, and 95% of listings accept a single night. That means a lot of bed and bathroom changes in one weekend, and only 44% of listings charge a cleaning fee, with a median of 105 pesos.
The strong season is December and the weak one is May, according to AirROI. The fiestas of San Francisco de Asís, the Santo Charrito, are listed for October 1 to 4, 2026, with thousands of people at the mass and the fair, according to Zona Turística. And in December 2019 the municipal civil protection office reported sleet and 0 degrees in the morning. If you have houses here, the December list should include heaters, blankets and water valves, and the October cleaning should be scheduled before the first.
The guests are mostly from the north and center of the country. After Monterrey and Mexico City, AirROI puts Saltillo at 5.4%, San Luis Potosí at 4.8% and Querétaro at 3.1%, and 84% of reviewers live in Mexico. The United States accounts for 8.9%.
Where Upbridge fits
For the December cold, the photo checklist can carry the extra blanket, the heater and the water shutoff as required items. Whoever checks sends a photo of each, and you see the report with the time.
In the digital guest guide we put how to reach the tunnel, where to park and how to open the house. We build it, in Spanish and English, and the guest opens it on their phone.
We connect your Guesty, Hostaway, Lodgify or Uplisting calendar, or you import an iCal, and each checkout creates its assigned cleaning. If you manage vacation rentals or run a cleaning company in Real de Catorce, Upbridge can help with what happens between one booking and the next.
If you run a cleaning company in Real de Catorce
With 99 listings and an average stay of two nights, your work here is a lot of small rooms turning over the same weekend. With the cleaning company account you gather every owner's iCal or PMS into one calendar and see which checkouts coincide on the same day.
