Vacation rentals in San Luis Potosí, Mexico, where the tourism law already names platforms and the lodging register is still unvoted
If you manage vacation rentals in San Luis Potosí, the state charges a 4% lodging tax, and according to Plano Informativo the state revenue law makes platforms withhold it. On October 16, 2026 the same outlet reported that a register of platform-booked lodging, with ID, tax number and proof of ownership, still depends on a new tourism law. AirROI counts 2,350 active listings across 16 markets, and the capital and the Huasteca hold nearly all of them. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
We could not open the text of San Luis Potosí's revenue law or tourism law, so each row rests on what the local press published and on a table of rates, and each row says so. The check is dated October 24, 2026.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| Lodging tax | The general rate is 4% of the cost of the lodging, not counting extra services or IVA. El Contribuyente's table agrees and sets the filing within the first 19 days of the following month for individuals and 17 for companies. | In force | No date in the sources | Plano Informativo and El Contribuyente |
| Withholding by the platform | According to Plano Informativo, when lodging is booked through a platform, it withholds the tax and hands it to the state. That report mentions a 3% withholding that can stand as the final payment if the host can't document the amount, and it cites no articles, so we don't know whether the 3% is an advance on the 4% or a separate rate. | In force | Report of April 20, 2026 | Plano Informativo |
| Tourism law | The same report says the law counts offers on digital platforms as lodging, and that anyone operating through them is a tourism provider, with rights and obligations. | In force | Report of April 20, 2026 | Plano Informativo |
| Lodging register | On October 16, 2026 Plano Informativo reported that state deputy Emilio Rosas Montiel is taking up a 2024 initiative: a register of platform-booked lodging that would ask for ID, a tax number and ownership documents. It didn't move on its own, and would be discussed inside a new tourism law that could be ready before June 2027. | Bill, not law | 2024 initiative | Plano Informativo |
| Cap on nights | We found no cap on nights or separate permit for short-term rentals in the state. | No specific law | Checked October 24, 2026 | Upbridge search |
The ISR and IVA that platforms withhold are federal, and they are explained on the Mexico page.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
Each area of the state has its own season. The city of San Luis Potosí and Ciudad Valles peak in July, and Real de Catorce in December. Tamasopo, in the Huasteca, peaks in April, and Villa de Pozos in May. A crew that serves houses in the capital and in the mountains doesn't get swamped in both at once, and the months for deep cleaning differ from one zone to the next.
Occupancy differs too. According to AirROI it runs around 33% in the capital, 19% in Real de Catorce and 16% in Xilitla. A house that fills one night in six doesn't use soap and paper at the same pace as one that fills one night in three, so inventory per house stops being a single statewide number.
The April 2026 report says platforms withhold the tax, but whatever comes in by direct message, on WhatsApp or from a returning guest doesn't pass through that withholding. It helps to write down on each booking where it came from, so whoever does your books knows which ones were already withheld.
Where Upbridge fits
The slow months in each zone can be scheduled ahead. A photo checklist can repeat on the slow dates of each zone, and the cleaner works through it room by room with photos from their phone.
We connect your Guesty, Hostaway, Lodgify or Uplisting calendar, or you import an iCal, and each checkout creates its cleaning task. In the inventory for each property products are deducted after each stay, and we alert you when something runs low.
If you manage vacation rentals or run a cleaning company in San Luis Potosí, in the capital, the Huasteca or the Altiplano, Upbridge can help with what happens between one booking and the next, from the cleaner's photos to the guide your guest opens on their phone.
If you run a cleaning company in San Luis Potosí
What changes your week most here is the distance between one client and the next, because the capital, the Huasteca and the Altiplano have different seasons. With the cleaning company account you see every owner's checkouts in one calendar, whatever their iCal or PMS, and the account takes no percentage of your cleanings.
