Managing or cleaning platform rentals in Querétaro, Mexico
If you manage vacation rentals in Querétaro, every booking that comes in through a platform has paid a 5% state lodging tax since 2025, worked out on the listing price with the cleaning fee included, while hotels stayed at 3.5%. In June 2026 there were roughly 3,720 Airbnb properties in the state, mostly in the metro area, Tequisquiapan, Corregidora and Ezequiel Montes. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
In Querétaro the rules are mostly about tax. What follows comes from the state's tax law, as the sources below cite it, up to June 2026.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| Tax on platform bookings | A stay booked through a platform pays 5% of the listing price, and that price includes the cleaning fee. It used to be 3.5%, the same as a hotel. It's in article 43 of the Ley de Hacienda del Estado de Querétaro. | In force | 2025 | Siempre al Día |
| Tax on hotels | Hotels and motels still pay 3.5%, so since 2025 a night booked through a platform pays a point and a half more than a night in a hotel. | In force | 2025 | Siempre al Día |
| Who pays, and when | Both the platform, as the intermediary, and the property owner are on the hook. It's filed and paid monthly, within the first 22 days of the following month. | In force | 2025 | El Contribuyente |
| Host registry | We didn't find a state host registry like Mexico City's. In June 2026, the city of Querétaro's tourism secretary said it had been hard for years to even get in touch with hosts, and announced working groups with them. | No specific law | June 2026 | El Queretano |
In February 2025 the state published guidelines in its official gazette, La Sombra de Arteaga, telling platforms how to withhold and file this tax. The state finance ministry, quoted by Al Diálogo, put what comes in through platforms like Airbnb at around 1.3 million pesos a month.
On top of the state tax there's the federal withholding that platforms do for the SAT, which we explain on our page covering all of Mexico.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
Because the 5% is charged on the cleaning fee too, whatever you charge for cleaning gets taxed along with the nights. That makes it worth knowing what each turnover really costs you, house by house, before you change that fee.
The city's tourism secretary told El Queretano that Airbnb guests tend to stay longer than hotel guests, often for work. You get fewer checkouts, but longer gaps between cleans, and a two-week stay may need a cleaning halfway through.
The same article puts a good share of the supply outside the capital, in Tequisquiapan and Ezequiel Montes along the Ruta del Queso y el Vino. If you run houses in the city and out there, moving toilet paper, soap or linens between them is a drive, so each house's stock should be counted before anyone gets in the car.
Where Upbridge fits
For a mid-stay clean, a list in our photo cleaning checklists can repeat on a schedule you pick, and each time you get a report with photos, comments and the time it was finished. That report also tells you exactly what was done for the cleaning fee your guest paid.
For the houses in Tequisquiapan or Ezequiel Montes, the inventory for each property is deducted after every stay, based on the products you set up, and it alerts you in the app, by email and on WhatsApp when something's running low.
Whether you manage rentals or run a cleaning crew anywhere in Querétaro, we can help you run a two-week work stay and a wine-country weekend with the same kind of order.
If you run a cleaning company in Querétaro
Since the cleaning fee is part of the taxed price, owners care about what actually happened on each visit. If your clients have houses both in the city and along the cheese and wine route, the account for cleaning companies puts each owner's iCal or PMS into one calendar. Every client stays yours, and we don't take a percentage of your jobs.

These are the other two municipalities the June 2026 article names among those with the most Airbnb properties, and both sit on the Ruta del Queso y el Vino.
