Running vacation rentals in Tequisquiapan, Mexico, where guests stay three nights and almost half the houses have a pool
If you manage vacation rentals in Tequisquiapan, your guests stay 3.2 nights on average and nearly one in three lives in Mexico City, according to AirROI data from October 2025 to September 2026. Over that year the town had 415 active listings, 15% more than the year before, and 47% of them offer a pool. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.
The rules here
On October 23, 2026, we looked for any permit or registry that Tequisquiapan's own town government asks of people who rent homes by the night.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| Town permit | We didn't find a Tequisquiapan ordinance for nightly rentals. None of the 415 listings AirROI tracks there shows a registration number. | No specific law | Searched October 23, 2026 | AirROI |
| State rules | The lodging tax on platform bookings is set by the state, and the Querétaro page has the rate and the dates. | In force | See Querétaro | Querétaro |
What the platforms withhold for the SAT, Mexico's tax authority, is the same nationwide, so it lives on the national page.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
73% of Tequisquiapan listings take one-night bookings, and almost all the rest ask for two. With stays a little over three nights, a house can turn over twice in the same week, and each turnover is a full clean, pool included, since nearly half the houses have one.
July earns the most, about 33,000 pesos per listing, and February the least, about 15,900, according to AirROI. Guests book only 22 days ahead on average, so a lot of your arrivals show up on the calendar a few weeks out at most.
Two seasons fill the town. The International Art, Cheese and Wine Festival reached its 50th edition in 2026 and ran from May 7 to May 24, noon to 10 p.m., across Plaza Miguel Hidalgo, Parque La Pila, Callejón del Piojo and the Jardín del Arte (Posta). And during the Villa Navideña, December 14, 2025 to January 6, 2026, the town's hotels reported being 100% full over New Year's, according to El Congresista. In practice, spare linens and paper need to be in each house before the first weekend of either season, because restocking mid-season is hard.
On water, the mayor, Héctor Magaña Rentería, said in May 2026 that there was no shortage, but the Centenario dam was at 40% and dropping about two centimeters every two days as valves were opened for irrigation in Hidalgo (Publimetro). If your houses have pools, ask whoever cleans to note the water level and the cistern at every checkout.
Where Upbridge fits
When a house checks out on Tuesday and again on Sunday, Cleo reads the calendar from Guesty, Hostaway, Lodgify or Uplisting, or the house's iCal, and creates each cleaning as soon as the booking lands, already assigned to someone.
In the photo checklist you can make the pool photo and the cistern photo required, and you get a report at the end with the time the job was finished.
For May and December, each house's inventory is deducted after every stay using the products you set up, and we let you know by WhatsApp, email or in the app when something is running low.
If you manage vacation rentals or run a cleaning company in Tequisquiapan, Upbridge can help with everything between one booking and the next, from the cleaner sending a photo of each room to the guest opening the directions and how to get in on their phone.
If you run a cleaning company in Tequisquiapan
With three-night stays and packed weekends in May and December, your crew can end up with several houses checking out on the same Sunday. In the account for cleaning companies you see every client's bookings together, pulled from each one's iCal or PMS. The client stays yours, and we take no cut of your cleaning jobs.
