Sayulita

Running vacation rentals in Sayulita, Mexico, with 20% more listings than a year ago

If you manage vacation rentals in Sayulita, you're up against 1,522 active listings, 20.5% more than a year earlier, while average occupancy slipped to 52%, according to Airbtics data for September 2025 to August 2026. It's a surf town whose beach was rated unfit for swimming right before Easter week in April 2025 after raw sewage reached the sea, and from October 29 to November 2, 2026, it's the main venue of the Bahía de Banderas Day of the Dead festival. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

The rules here

Sayulita is a town inside the municipality of Bahía de Banderas, so the rules that apply come from the municipality and from Nayarit. We searched again on October 22, 2026.

How it works on the ground

Airbtics puts Sayulita's strongest demand in February and its weakest in August, with an average nightly rate of 2,436 pesos. The Riviera Nayarit page uses AirROI's count, which puts the high and low months in March and September. With more listings and lower occupancy, some houses will sit a week without a guest in August, and someone has to open them up before the next arrival.

In March 2025 the treatment plant's underwater outfall pipe came loose and was damaged on the rocks, and when a hotel under construction on Niños Héroes street was hooked up to the network, a sub-collector was left disconnected for about three days and raw sewage reached the sea. The head of the water utility, OROMAPAS, Jesús Mejía Obeso, and the municipal president both confirmed it (Tribuna de la Bahía, April 9, 2025), and Cofepris, the federal health regulator, rated the beach unfit for recreational use. On April 16 the state health commission declared it fit again (Milenio). If a guest read that story, they'll ask whether it's safe to go in the water, so keep the latest Cofepris result and its date handy.

From October 29 to November 2, 2026, Sayulita is the main venue of the Bahía de Banderas International Day of the Dead Festival, with a surf contest running October 29 to November 1 (La Crónica, October 1, 2026). That same November 2, Sayulita is set to be named Mexico's first official Surf City (Travel Courier, July 2026). If you have checkouts that Monday, your team will be driving through a packed town, so they'll want to leave early and bring everything on the first trip.

To reach Los Muertos beach you walk down the dirt road from the cemetery. The town has announced a boardwalk with benches and a lookout where the wall stood, but its public works office hasn't set a start date (Expansión, June 2025), so for now your guests will be glad someone told them which way to walk.

Where Upbridge fits

For the slow weeks in August, photo checklists can run on a schedule, say a walk-through every Friday at each empty house. Whoever does it uploads a photo of every room, and you get the report with the time it was done.

For the festival weekend, we connect your Guesty, Hostaway, Lodgify or Uplisting account, or import your iCal, and every checkout creates its own cleaning task, so you can see ahead of time how many houses turn over on November 2. If you add Cleo to your team's WhatsApp group, she reads what gets written there and builds and assigns the tasks.

In the guest guide we put how to get to the house and which way to walk down to Los Muertos. We build it, in English or Spanish, and the guest opens it on their phone.

If you manage vacation rentals or run a cleaning company in Sayulita, Upbridge can help make sure an empty house in August gets the same check as a full one in February, and that guests find their way in even when the town is in the middle of a festival.

If you run a cleaning company in Sayulita

Between February and August your work can swing from weeks with no day off to weeks with hardly any checkouts, and the Day of the Dead festival can pile several checkouts onto a single Monday. With the cleaning company account you see every owner's bookings in one calendar, each from its own iCal or PMS. The clients stay yours, and we don't take a cut of any job.
