The rules here
Bucerías is a town inside the municipality of Bahía de Banderas, so any local rules would come from that town council. We looked for them on October 23, 2026.
| Topic | What it says | Status | Since | Source |
|---|---|---|---|---|
| Bahía de Banderas | We couldn't find a Bahía de Banderas bylaw, register or license for nightly rentals. Across the 1,727 Bucerías listings, AirROI found no permit numbers at all. | No specific law | Checked October 23, 2026 | Upbridge search and AirROI |
| State rules | Nayarit's lodging tax and Bahía de Banderas's switch to Central time are on the Nayarit page. | In force | See Nayarit | Nayarit |
For the withholding the platforms do for the SAT, Mexico's tax authority, which works the same everywhere in the country, see the national page.
This is not legal or tax advice, and Upbridge does not file anything for you: no registrations and no tax returns.
How it works on the ground
Winter gets booked months ahead. February 2026 stays were booked 126 days in advance and January's 109, against 30 days in August, when the average stay dropped to 3.9 nights (AirROI). For you that means October already shows a good share of January, and you can set the season's cleaning shifts before it starts.
Someone who comes for two weeks lives in the place. They do laundry, cook, and go through more toilet paper, soap and gas than a weekend guest, and on a stay that long a mid-stay clean is sometimes worth offering.
40% of the guests who leave a review in Bucerías live outside Mexico, mostly in Canada (20.9%) and the United States (17.1%). On the Mexican side, Guadalajara and Zapopan together account for a quarter of reviews. 44% write in English and 45% in Spanish (AirROI).
84% of listings are apartments or condos, and 91% have a pool. In a condo building, your cleaner often has to check in at the front desk or let the building manager know before going up. The most common minimum is two nights, check-in is 3 p.m. and checkout 11 a.m., and the typical cleaning fee is 736 pesos.
Bucerías also has festivals on the calendar. From February 17 to 19, 2026, calle Lázaro Cárdenas in the Zona Dorada hosted 30 artists for the chalk art festival, with the town providing logistics and security (Bahía de Banderas tourism office). From May 15 to 18, 2026, the beach hosted the Festival del Viento kiteboarding competitions (La Crónica).
The distance and drive time from Puerto Vallarta airport are on the Riviera Nayarit page.
Where Upbridge fits
Because winter bookings land three or four months out, Cleo reads them from your Guesty, Hostaway, Lodgify or Uplisting, or each unit's iCal, and creates the cleaning for each checkout as soon as the booking shows up. Your team can see in October what February holds for them.
For twelve-night stays, the per-property inventory deducts what each stay uses, based on the products you set up, and alerts you in the app, by email and on WhatsApp when something is running out.
In each unit's photo checklist you add the things the building checks, like the pool pass or the access card, and at the end you get a report with the time of every photo.
With nearly half the reviews in English, we build the guest guide in English and Spanish, and the guest opens it on their phone with how to get into the building and the unit.
If you run a cleaning company in Bucerías
In January and February your clients have fewer checkouts, but each one leaves a unit someone has lived in for almost two weeks. September, the slowest month according to AirROI, has few of them. With the account for cleaning companies you see every owner's bookings in one calendar, from whatever iCal or PMS they use, and the client stays yours, with no commission per cleaning.
