Running vacation rentals in Cancún, Mexico: civil protection and hurricane season

If you manage vacation rentals in Cancún, you're in the biggest market on the Mexican Caribbean, which the local vacation rental managers' association put at more than 17,000 active properties in February 2026. Yet in 2024 only 70 to 90 units signed up with Benito Juárez's civil protection office, Riviera Maya News reported. Upbridge's AI operations assistant, Cleo, works over WhatsApp with vacation rental operators and cleaning companies and organizes the cleanings and the inventory for each place.

The rules here

Registration, the lodging tax and the fines come from the state. The part that's Cancún's own is signing up with the city's civil protection office. We checked all of it on October 21, 2026.

How it works on the ground

Nobody counts Cancún's rentals the same way. The state tourism office's report for April 10, 2026 had 6,629 active ones, at 56% occupancy and 83% whole homes or apartments, while in February the managers' association was talking about more than 17,000. Either number is a long way from the 70 to 90 that went through civil protection in 2024.

The same report puts the average stay in Cancún at four days, and 43% of listings take one-night bookings. That means more checkouts per week than in a long-stay town, and now and then the same condo gets cleaned two days running.

That office said in 2025 it was going from 18 to about 30 inspectors so it could do site visits, and Riveroll said he worries that many unregistered rentals lack basic safety measures. State law already asks for a fire extinguisher and a first-aid kit in every property. The easy fix is to have your cleaner check both at every turnover, so an expired extinguisher never comes as news on the day an inspector knocks.

Atlantic hurricane season runs from June 1 to the end of November. In May 2026, Benito Juárez civil protection started checking water, power and drainage at 82 temporary shelters around the city. Your guest won't know which one is closest, and if a storm is on the way, that's the WhatsApp you'll get at midnight.

Cancún's airport handled 29.3 million passengers in 2025, 3.5% fewer than the year before, going by the ASUR figures REPORTUR published. With that many flights a guest can land at any hour, so your check-in instructions have to work as well at 1 a.m. as they do at 3 p.m. How long the cab to the Hotel Zone takes is on the state page.

In December 2025 Airbnb named Cancún among the top picks for travelers over 60, Por Esto reported. For those guests it helps when the arrival steps come one at a time, with photos, so nobody's left guessing which door is theirs.

Where Upbridge fits

In case civil protection comes by, we set up a photo checklist with you where the extinguisher and the first-aid kit are required items. When the cleaner finishes you get a report with a timestamp on every photo, which is how you show they were checked at every turnover.

In the guest guide we build for each place, we can add what to do if a hurricane is announced and where the nearest temporary shelter is, along with directions and how to get in. The guest opens it on their phone in English or Spanish, and online check-in lets them upload their ID before they arrive.

Whether you run condos in the Hotel Zone or houses downtown, or you clean other people's, Upbridge can help you get every turnover checked with photos and every arrival explained before the guest's plane touches down.

If you run a cleaning company in Cancún

When a storm is forecast, every client calls the same day asking for someone to go check their place. The account for cleaning companies puts each owner's bookings in one calendar, whether they come from an iCal or a PMS, so you can set the order by who has guests that week. Your clients stay yours.
